10 M-1 Manufacturing District

21.1001 Purpose

  1. The M-1, Manufacturing District is intended to provide for generalized manufacturing and industrial uses and operations.
  2. Permitted and special uses listed below are generally more intensive than those allowed in the C-M District, but can be accommodated within the Village if they are so located and are regulated as to avoid adverse impacts on the residential uses and less intense nonresidential uses that define the essential character of the village.

21.1002 Uses

  1. Permitted Uses.
    1. Automobile body shops.
    2. Beverage distribution.
    3. Brick and structural clay products manufacturing.
    4. Boat builder.
    5. Business machine manufacturing.
    6. Clothing manufacturing.
    7. Concrete and clay works.
    8. Electrical motor and generator manufacturing.
    9. Electronic component manufacturing.
    10. Freight warehousing and distribution.
    11. Heavy machinery manufacturing.
    12. Ice manufacturing.
    13. Lumber yards.
    14. Machinery manufacturing.
    15. Machine shops.
    16. Milk and ice cream processing.
    17. Paper products manufacturing.
    18. Plastic processing.
    19. Photo processing (non-retail).
    20. Recycling center.
    21. Refuse company.
    22. Research and development laboratories.
    23. Sheet metal fabrication.
    24. Skating rinks.
    25. Structural steel manufacturing.
    26. Woodworking and wood products manufacturing.
  2. Special Uses.
    1. Chemical processing.
    2. Food manufacturing, packaging and processing.
    3. Paint and wallpaper manufacturing.
    4. Pharmaceutical and cosmetic manufacturing.
    5. Plastic manufacturing.
    6. Printing plants.
    7. Public utility and service uses, including, but not limited to:
      1. Essential services, including: fully automated gas regulating stations; telephone exchanges; and electric substations.
      2. Tower and antennas, commercial, for radio, television and telephone transmitting, receiving or relay stations.
      3. Wastewater treatment plant.
      4. Water works, reservoirs, pumping stations, filtration plants and wells.
    8. Publishing houses.
    9. Mass transit passenger stations.
  3. Accessory Uses. The following accessory uses shall be permitted, provided, however, they comply with standards for screening in Section 21.1303, Article 21-13, Site Development Requirements.
    1. Exterior vehicle storage or loading.
    2. Outdoor storage.
    3. Overnight storage of vehicles on premises.

21.1003 Site Development Requirements

See Article 21-13, Site Development Requirements, for standards and review procedures that apply to properties in the M-1 District.

21.1004 Lot Requirements

  1. Minimum Lot Size – Not less than 40,000 square feet.
  2. Minimum Lot Width – Not less than one hundred and twenty-five (125) feet.

21.1005 Yard And Setback Regulations

Every building hereafter erected or enlarged in this District shall provide and maintain a setback in accordance with the following:

  1. Setback from Major Corridors – Not less than sixty (60) feet from the following major corridors, as measured from the street right-of-way:
    1. Newark Road/Main Street
    2. Johnson Street
    3. Chicago Road
    4. Fennel Road
  2. Minimum Front and Corner Side Yards – Not less than Fifty (50) feet from a front or corner side lot line.
  3. Minimum Interior Side Yards – Not less than twenty (20) feet from an interior side lot line.
  4. Minimum Rear Yards – Not less than thirty (30) feet from a rear lot line.
  5. Minimum Parking Setback – Twenty-five (25) feet from a front or corner lot line
  6. Transition Yards – Where a side or rear lot line coincides with a side or rear lot line in any district other than M-1, the interior side or rear yard requirements for a manufacturing lot shall be increased as follows:
    1. Interior Side Yard – Forty (40) feet.
    2. Rear Yard – Sixty (60) feet.
  7. Floor Area Ratio – 1.0”

21.1006 Maximum Lot Coverage

No more than seventy-five (75) percent of a lot can be occupied with buildings, accessory structures and impervious surfaces.

21.1007 Height Limitations

Not more than forty five (45) feet.
