CHAPTER 5

ZONING DISTRICTS AND MAP

10-5-1: DISTRICTS ESTABLISHED:

For the purpose of this title, all land within the village is hereby designated on the zoning map as being in one of the following districts:
A-1
Agricultural district
R-1
Single-family residential district
R-2
Two-family residential district
R-3
Multi-family residential district
R-R
Rural residential district
C-1
Central business district
C-2
General commercial district
C-3
Highway commercial district
I-1
Light industrial district
I-2
Heavy industrial district

10-5-2: ZONING MAP:

The village board shall cause to be published, no later than March 31 of each year, a map clearly showing the existing zoning uses, divisions, restrictions, regulations, and classifications of the village boundaries and the one and one-half (11/2) mile planning area. If, in any calendar year, there are no changes in zoning divisions, no map shall be published for such calendar year. (Ord. 2004-26, 9-22-2004, eff. 9-22-2004)

10-5-3: BOUNDARIES OF DISTRICTS:

Unless otherwise indicated on the zoning district map, the boundary lines of the districts follow lot lines, centerlines of streets and alleys, or such centerlines extended, or the corporate limit lines as existing at the effective date hereof. (Ord. 2004-26, 9-22-2004, eff. 9-22-2004)

10-5-4: ZONING OF ANNEXED AREAS:

All territory that may hereafter be annexed to the village shall be classified at the time of annexation. If land is to be annexed and classified other than R-1, then the trustees shall refer the matter to the planning commission for recommendation and report. The planning commission shall hold a public hearing in relation thereto, giving at least fifteen (15) days' notice of the time and place of such hearing in a newspaper published in or having a general circulation in the village. Said notice may, but need not be, published during the period that the commission has the matter under consideration. (Ord. 2004-26, 9-22-2004, eff. 9-22-2004)

10-5-5: VACATED STREETS:

Whenever the trustees vacate a street or alley, adjacent districts shall extend to the centerline of the vacation. (Ord. 2004-26, 9-22-2004, eff. 9-22-2004)
