ZONING MAP

Sec. 24-15.- Official zoning map.

The official zoning map shall be identified by the signature of the mayor and shall bear the city seal under the following words: "This is to certify that this Map of the City of Oakland Park, Florida, is the Official Zoning Map adopted by the City Commission, of the City of Oakland Park, Florida, as amended," and shall be located in the city commission chambers with identical copies located in the offices of the city clerk and the engineering and community development department. The map shall be maintained and updated by the engineering and community development Department with geographic information system (GIS) software.

Sec. 24-16. - Replacement of official zoning map.

If the zoning map, or any portion, becomes damaged, lost, or destroyed, the governing body may pass a new ordinance adopting a new zoning map, or any page which shall supersede the prior zoning map or page. Any corrections of errors or omissions in the prior zoning map or page shall be identified and shall not have the effect of amending the original zoning map or page.

Sec. 24-17. - Retention of earlier zoning maps.

All zoning maps or portions which have been in effect in the City of Oakland Park, Florida, prior to the effective date of adoption of this chapter shall be retained as a public record.

Sec. 24-18. - Changes in district boundaries.

(A)

If, in accordance with the provisions of this chapter, changes are made in district boundaries or other matter portrayed on the zoning map, those changes shall be entered on the official zoning map, after the amendment has been approved by the city commission, and shall be attested by the city clerk.

(B)

No amendment to the map portion of this article, which involves matter recorded on the zoning map shall become effective until the change and entry have been made on the zoning map in the manner described above.

Sec. 24-19. - Uncertain boundaries of districts.

Where uncertainty exists as to boundaries of any district shown on the official zoning map, the following rules shall apply:

(A)

Where such district boundaries are indicated as approximately following lot lines, such lines shall be construed to be boundaries; where a street line is followed, the centerline of the street shall be the boundary.

(B)

In subdivided property, or where a district boundary divides a plot, the location of such boundary, unless the same is indicated by dimension, shall be determined by use of the scale appearing on the map.

(C)

Where any street or alley is hereafter officially vacated or abandoned, the regulations applicable to each parcel of abutting property shall apply to that portion of such street or alley added thereto by virtue of such vacation or abandonment.

Sec. 24-20. - Zoning of annexed land.

Whenever unincorporated areas of Broward County or incorporated areas are annexed to the City of Oakland Park, county land use plan and zoning regulations shall remain in full force and effect until the city adopts a comprehensive plan amendment including the annexed area.
