The purpose of the I industrial district in the city of Park City is to provide areas set aside for industrial use exclusively. The intent of the regulations is to provide safety and maintain nuisance levels at a minimum through the application of permitted and conditional uses, site and structure regulations and performance standards. At the same time the regulations are not so restrictive as to discourage a broad based industry from developing sites in Park City, after special review to assure that heavier industrial facilities can meet suitable environmental performance standards.

All low-nuisance, light manufacturing and industrial activities including the fabrication, processing, assembly, disassembly, repairing, cleaning, servicing, testing, packaging and storage of materials, products and goods that can be conducted within an enclosed building, not listed elsewhere in permitted or conditional uses that conform to the performance standards herein.

Bakery plants.

Blueprint, graphics, and/or drafting services.

Bottling plants.

The site and structure regulations listed in Table I-1 below provide the requirements for surrounding land development, parking, loading and unloading areas, building placement and height.

[a] Plus two feet for every one foot of building height over fifty feet.
[b] For property abutting a residential zone the minimum side yard set back is 40 feet.
[c] Excluding smoke stacks, elevator shaft extension, water towers, etc.
[d] Storage piles of bulk materials shall not exceed twenty feet in height.
All perimeters abutting a residential zone must be enclosed with a fence as follows:
A solid fence, or wall, and a hedge or landscape screen (evergreen), all being of approved materials, of sufficient height to conceal the industrial operation from the ground floor level on adjoining properties with a continuous minimum opacity of fifty percent when viewed horizontally from grade level to top of screen. The screen will have a minimum height of six feet.
All industrially zoned properties shall be landscaped in accordance with the following. This landscaping provision is the minimum requirement and landscaping in excess of the minimum is strongly encouraged:
A.
All lot area not consumed by building coverage, parking and access drives, private roads, walkways, or permitted outdoor storage shall remain open to the sky and shall, at minimum, be sodded or seeded.
B.
Berms, tree plantings or shrubbery may be required to be placed on industrial sites in instances where such sites, in the opinion of the city council, acting upon the recommendations of the zoning board of appeals, should be adequately buffered from adjoining commercial or residential sites.
C.
The city council may require that properties must be landscaped and maintained in a reasonable fashion consistent with the public health, safety and general welfare.
