- APPLICATION OF REGULATIONS
The various zoning district regulations established and set forth herein are declared to be the minimum requirements necessary to carry out the purposes of this ordinance. Therefore, except as hereinafter provided:
(801.1) No land or building shall be used and no existing building or part thereof shall be constructed, erected, altered or moved, unless in conformity with all the regulations of the zoning district in which it is or will be located.
(801.2) Land uses not expressly permitted within the zoning districts established by this ordinance are prohibited.
No building shall be erected, altered or moved so as to exceed the prescribed height limitation for the zoning district in which it is or will be located.
No building, structure or land shall be used or occupied in excess of the prescribed density regulations for the zoning district in which it is or will be located.
No lot shall be reduced in size so that the requirements of this ordinance are not maintained.
No building shall be erected, altered or moved to create narrower or smaller front setback depths, side setback depths, rear setback depths or other open spaces than required by this ordinance for the zoning district in which such building is or will be located.
No permit for the use of any lot which is substandard in terms of the provisions of this ordinance shall be issued unless said lot was legally and properly recorded prior to the passage of this ordinance; provided, however, that in residential districts substandard lots shall be used only for the permitted uses. In all cases, construction on any substandard lots of record after the time of passage of this ordinance shall be required to meet all other requirements of the district within which it is located.
These regulations notwithstanding, any single-family residence structure under construction or existing as of the date of adoption of this ordinance shall be permitted to be built or rebuilt to the previously approved exterior dimensions.
