- P1 PARKING DISTRICT
The general provisions for the Parking District are set forth in Article 3, General Regulations and Uses Permitted with Administrative Approval, Section 3.1.
This district is designed to provide off-street parking accommodations for nonresidential establishments adjacent to or across a street, or alley, from such establishments. This district is also intended to provide a transition between commercial and residential areas.
All development in the Parking District shall be subject to Site Plan Review, as provided for in Section 2.3.
The following uses are permitted in the P1 District:
13.4.a. Off-street parking lots and structures for private passenger vehicles of customers and/or employees.
There are no special uses allowed in the P1 District.
Minimum Lot Area: 3500 square feet.
Minimum Lot Width: 35 feet.
The minimum yard requirements in the P1 District shall be as follows (however, in no case shall parking be allowed within a required yard):
No structure within the P1 District shall exceed fourteen (14) feet in height, except that the height of the structure may be increased one (1) foot above fourteen (14) feet for each foot of landscaped Transitional Buffer Yard provided.

The parking stall and aisle dimensions shall be constructed in accordance with the regulations established in Article 15.
The landscaping and screening requirements shall be as set forth in Article 16.
The sign regulations for the P1 District shall be as specified in Article 17.
13.12.a. Ingress to and egress from the P1 District shall, whenever possible, be via the commercial area being served by the P1 District or from a public way adjacent to said commercial area.
13.12.b. There shall be a solid continuous wall, fence or landscape screen a minimum of three and one-half feet (3½) in height separating the parking area from all yards, with openings only where required for access. Such a fence, wall or landscape screen shall also extend across the rear of the P1 District.
13.12.c. All lighting shall be subdued and directed away from all residentially zoned areas.
