CHAPTER 18

36 I-G GENERAL INDUSTRIAL ZONE

§ 18.36.010 Establishment.

There is hereby established a zone which shall hereinafter be known as the "I-G general industrial zone," and which shall function and serve as set out in this chapter.

§ 18.36.020 Intent and purpose.

The intent and purpose of the I-G zone is to designate selected areas within the city for providing a wide variety and range of heavy manufacturing, the processing of limited raw materials, and large-scale assembly establishments where the mixture of limited light industrial uses would not be appropriate or compatible, and may include other uses which by the nature and scope of operation more closely resemble heavy industry.

§ 18.36.030 Applicability-Criteria.

A. 
The I-G zone is a land use classification which, in part, assists in the implementation of the industrial land use element of the general plan. It is a zone classification designed to be applied in those areas of the community where large-scale industrial operations would be best suited to carry out the mass production of goods and materials and provide for an employment base vital to the city as a whole.
B. 
Application of the I-G zone need not be as definitive as the more-restrictive industrial zones, but caution must be utilized to prevent the encroachment of detrimental and nuisance industries that tend to create an undesirable element that could adversely affect the community.
C. 
The I-G zone must also be protected from the tendency to oversaturate industrial areas with smaller, more intimate uses that may have a destroying effect on the intent and purpose of the zone classification.

§ 18.36.040 Permitted uses.

Regulations governing permitted uses of land in the I-G zone are specifically set forth in Chapter 18.40 of this title.
