CHAPTER 4

ZONING DISTRICTS AND MAP

11-4-1: DISTRICTS ESTABLISHED:

In order to carry out the purposes and provisions of this title, the village is divided into the following zoning districts:
Residence districts:
   R-1 Residence and agricultural district
   R-2 Rural residence district
   R-3 Residence district
   R-4 Residence district
   R-5 Attached and multiple-family residence district
   SR Single-family residence district
   HD Heritage district
C-1 General commercial district
I-1 General industrial district

11-4-2: OFFICIAL ZONING MAP:

   A.   There is hereby created and adopted an official zoning map for the village setting forth specific zoning boundaries within the corporate limits of the village. Said map shall be known as the "Official Zoning Map Of The Village Of Pingree Grove, Illinois". Said map shall be updated annually by ordinance. (Ord. 1990-5; amd. 2011 Code)
   B.   The zoning map, together with everything shown thereon, and all amendments thereto, shall be as much a part of this title as though fully set forth and described herein.
   C.   The said map shall be filed with the village clerk and shall be open to public reference at reasonable times as requested. (1990 Code §21.1.180)

11-4-3: DETERMINATION OF DISTRICT BOUNDARIES:

When uncertainty exists with respect to the boundaries of the various districts, as shown on the zoning district map, the following rules shall apply:
   A.   Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
   B.   Boundaries indicated as approximately following streets, highways, or alleys shall be construed to follow the centerlines of such streets, highways or alleys.
   C.   Boundaries indicated as approximately following village limits shall be construed as following such village limits.
   D.   Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks.
   E.   Boundaries indicated as following shorelines shall be construed to follow such shorelines, and in the event of change in the shoreline, shall be construed as moving with the actual shoreline; boundaries indicated as approximately in the center of streams, rivers, canals, lakes, or other bodies of water shall be construed to follow the centerlines of such streams, rivers, canals, lakes, or other bodies of water.
   F.   Boundaries indicated as parallel to or extensions of features indicated in subsections A through E of this section shall be so construed. Distances not specifically indicated on the zoning map shall be determined by the scale of the map.
   G.   Where physical features existing on the ground are at variance with those shown on the zoning map, or in other circumstances not covered by subsections A through F of this section, the board of zoning appeals shall interpret the district boundaries.
   H.   Where a district boundary line divides a lot of one ownership, the regulations for either portion of the lot may, in the owner's discretion, extend to the entire lot, but not more than twenty five feet (25') beyond the boundary of the district. (1990 Code §21.1.190)
