The Restricted Industrial District (I1) is established for the purpose of preserving areas of the Municipality for industrial and related uses of such a nature that they do not create serious problems of compatibility with other kinds of land uses, and to make provision for certain kinds of commercial uses which are most appropriately located ancillary to industrial users or which are necessary to service the immediate needs of people in these areas.

The following uses shall be allowed in the I1 Restricted Industrial District, subject to approval in accordance with Section 1138.06. The Zoning Administrator may determine if a use not listed shall be similar to or compatible to other conditional uses listed.

1169.04 DEVELOPMENT STANDARDS.
In addition to the provisions of Chapter 1183, the following standards for arrangement and development of land and building are required in the I1 Restricted Industrial District.
(a) Intensity of Use. Lot size shall be adequate to provide the yard space required by these development standards and the following provisions:
(1) A use allowed in this district shall operate entirely within an enclosed structure, emitting no dust, smoke, noxious odor or fumes outside this structure, and producing a noise level audible at the property line no greater than the average noise level occurring on any adjacent street.
(2) Open service areas and loading docks shall be screened by walls, or fences, mounding, landscaping, or a combination of the above at least six feet but not more than eight feet in height. These walls, or fences, mounding, and landscaping shall have an opaqueness of seventy- five percent (75%) or more, so as to effectively conceal service and loading operations from adjoining streets and from a residential zoning district or a planned district as listed in Section 1141.02

(3) No outside storage of materials shall be permitted.
(b) Lot Width. All lots shall abut a public street and have adequate lot width to provide the yard space required by these development standards.
(c) Side Yards. For main and accessory structures, including open service and loading areas, the required side yards shall not be less than fifteen feet when adjacent to a non-residential zoning district and fifty (50) feet when adjacent to any residential zoning district or planned district as listed in Section 1141.02
.
(d) Rear Yards. For main and accessory structures the required rear yards shall be not less than fifteen feet when adjacent to a non-residential zoning district and one hundred (100) feet when adjacent to any residential zoning district or planned district as listed in Section 1141.02
.
(e) Landscaping. Landscaping shall be provided as required in Chapter 1187.
