The RS2A Single Family Residential district is established as a medium density residential district. The RS2A district establishes and preserves quiet single-family neighborhoods free from other uses except those which are both compatible with and convenient to the residents of such a district. As the health, safety and welfare of residents in such neighborhoods is directly linked to the provisions of essential services and facilities, connection to public sewer and water is required for each dwelling unit in the RS2A district.

1150.02 PERMITTED USE.
Land and buildings in the RS2A Single Family Residential District shall be used only for the following purposes:
(b) Accessory Uses. Accessory buildings and uses in association with permitted dwellings as specified in Section 1183.05.

1150.03 CONDITIONAL USE.
The following uses shall be allowed in the RS2A Single Family Residential District subject to approval in accordance with Section 1138.06.
(a) Elementary and Secondary Schools. No rooms shall be regularly used for housing or sleeping of students.
(b) Religious Organizations. Church or other place of worship.
(c) Home Occupation. Home occupation in association with a permitted dwelling, and in accordance with the provisions of Section 1183.04.

(e) Small Wind Energy Projects that meet the requirements of Sections 1196.04 - 1196.06.

1150.04 DEVELOPMENT STANDARDS FOR PERMITTED USES.
In addition to the provisions of Chapter 1183, the following standards for arrangement and development of land and buildings shall be required for permitted uses in the RS2A Single Family Residential District.
(a) Lot Area and Coverage. For each dwelling unit there shall be a lot area not less than 8,700 square feet. Only one principal use shall be permitted on a lot, and such lot shall not be covered more than thirty percent (30%) by structure.
(b) Lot Width. For each dwelling there shall be a lot width of seventy feet or more at the front line of the dwelling, and such lot shall have access to and abut on a public right of way for a distance of fifty feet or more.
(c) Side Yard. For dwellings or associated accessory buildings there shall be a total of side yards setback of eighteen feet with a minimum of eight feet on one side as measured from the side lot line.
(d) Rear Yard. For main buildings there shall be a rear yard of twenty-five percent (25%) or more of the lot depth, except that a rear yard of more than fifty feet shall not be required.
(e) Maximum Height. No dwelling or accessory structure shall exceed thirty-five feet in height. (Ord. 19-12. Passed 10-8-12.)
