CHAPTER 1171

I2 Limited Industrial District

1171.01 PURPOSE.

   The Limited Industrial District (I2) establishes areas where industrial uses can be located in a manner that limits the impact to residential and commercial developments. I2 areas shall be located on major thoroughfares and buffered in a way that protects surrounding development.

1171.02 PERMITTED USE.

   The following uses shall be permitted in the I2 Limited Industrial District. The Zoning Administrator may determine if a use not listed shall be similar to or compatible to other permitted uses listed.
   Automotive Repair Services - Including Commercial Vehicles
   Automotive Sales/Leasing/Rental - Including Commercial Vehicles
   Cleaning and/or Maintenance Services
   Commercial Printing and Publishing
   Contractor's Offices - With outdoor storage of materials and equipment
   Data Processing/Call Center
   Gasoline/Fuel Sales
   Heavy-Duty Equipment Repair Services
   Heavy-Duty Equipment Sales/Leasing/Rental
   Laboratory Research Facility
   Landscaping Companies
   Lumber Yards
   Manufacturing, General
    Postal Service
   Professional Offices
   Public Safety Facilities
   Public Services Facilities
   Public Utility Facilities
   Warehousing - Private
   Wholesale and Distribution

1171.03 CONDITIONAL USES.

   The following uses shall be allowed in the I2 Limited Industrial District, subject to approval in accordance with Section 1138.06. The Zoning Administrator may determine if a use not listed shall be similar to or compatible to other conditional uses listed.
   
   Physical Fitness Facilities
   Recreational Facilities
   Restaurants

1171.04 DEVELOPMENT STANDARDS.

   In addition to the provisions of Chapter 1183, the following standards for arrangement and development of land and buildings are required in the I2 Limited Industrial District.
   (a)   Intensity of Use. Lot size shall be adequate to provide the yard space required by these development standards and the following provisions:
      (1)   A use allowed in this district shall entirely enclose its primary operation within a structure. Service areas and loading docks shall be screened by walls, fences, mounding, landscaping, or a combination of the above at least six feet, but not more than twelve feet, in height. These walls, fences, mounding, and landscaping shall have an opaqueness of seventy- five percent (75%) or more, so as to effectively conceal production, service and loading operations from adjoining streets and from a residential zoning district or a planned district as listed in Section 1141.02 .
   (b)   Lot Width. All lots shall abut a public street for a distance of 100 feet or more and have adequate lot width to provide the yard space required by these development standards.
   (c)   Side Yards. For main and accessory structures, including service and loading areas, the required side yards shall be not less than twenty-five feet or more on each side when adjacent to a non-residential zoning district or one hundred (100) feet when adjacent to any residential zoning district as listed in Section 1141.02 .
   (d)   Rear Yards. For main and accessory structures including open storage, service and loading areas, the required rear yards shall be not less than fifty feet when adjacent to a non residential zoning district or two hundred (200) feet when adjacent to any residential zoning district or planned district as listed in Section 1141.02 .
   (e)    Landscaping. Landscaping shall be provided as required in Chapter 1187.
