Reading City Zoning Code

CHAPTER 1240

GENERAL PROVISIONS

§ 1240.01 TITLE.

   This chapter shall be known as the zoning code of the City of Reading, Ohio.

§ 1240.02 PURPOSE.

   The purposes of this zoning code are to:
   (A)   Encourage the most appropriate uses of land;
   (B)   To provide for the general availability of light and air to buildings;
   (C)   To avoid the overcrowding of land and the over-concentration of population;
   (D)   To ensure economical extensions to sewers, water supply, waste disposal, and other public utilities, as well as development of recreation, schools, and other public facilities; and
   (E)   To promote the public health, safety, convenience, comfort, prosperity and general welfare to the citizens of the city by regulating the locations and the bulk of buildings and other structures, and by regulating the uses of land and buildings in accordance with the laws of the state as recorded in Ohio R.C. Chapter 713.

§ 1240.03 APPLICABILITY.

   The provisions of this zoning code shall apply to all land, land development, uses of land and uses of all structures within the incorporated areas of the city.

§ 1240.04 SEPARABILITY.

   If any part of this zoning code is held to be unconstitutional or invalid, such decision shall not affect the validity of this document as a whole, or the remaining parts of this zoning code.

§ 1240.05 CONFLICT WITH BUILDING CODES.

   In the event of an inconsistency between any of the provisions of this zoning code and the Hamilton County Ohio Building Code and/or the Ohio Basic Building Code (OBBC), the more stringent provision shall prevail and be binding.
