CHAPTER 1270

LIGHT INDUSTRIAL "LI" DISTRICT

§ 1270.01 PURPOSE.

   The purpose of the Light Industrial "LI" District is to provide places for business and industries which manufacture or store products for distribution or sale; whose operations are generally within buildings, but often involve materials, processes, machines or equipment which would interfere with pedestrian accessibility to stores if located in a business district; and would be detrimental if located in a less intensive district.

§ 1270.02 PRINCIPALLY PERMITTED USES.

   The following uses shall be permitted as of right:
   (A)   Light manufacturing.
   (B)   Research and development laboratories.
   (C)   Storage warehouse.
   (D)   Recycling station for aluminum products.
   (E)   Automobile filling station.
   (F)   Automobile repair garage; excluding body shops.
   (G)   Automobile repair garage; including body and paint shops.
   (H)   Public utility garages and service yards.
   (I)   Self-storage warehouse.
   (J)   Wholesale distributing.
   (K)   Suburban farm; located on lots larger than one acre.

§ 1270.03 ACCESSORY PERMITTED USES.

   (A)   The following uses shall be permitted as accessory to a principal use:
      (1)   Signs; pursuant to Chapter 1290.
      (2)   Satellite dish; pursuant to Chapter 1282.
      (3)   Fences and walls; pursuant to Chapter 1282.
      (4)   Personal services.
      (5)   Financial institution.
      (6)   Uses, buildings and structures incidental to a principally permitted use.
   (B)   Accessory uses and buildings shall be incidental and subordinate in height, area, bulk, extent and purpose to the principal use. Accessory buildings shall not be erected prior to the principal building.

§ 1270.04 CONDITIONALLY PERMITTED USES.

   The following uses shall be permitted only after approval by the Board of Zoning Appeals pursuant to the conditional use permit process as established in Chapter 1244.
   (A)   Educational institution; other than grades preschool - 12.
   (B)   Government buildings.
   (C)   Mixed uses.
   (D)   Financial institution.
   (E)   Medical and dental clinic.
   (F)   Auditorium.
   (G)   Public parking garage or lot.
   (H)   Restaurant.
   (I)   Automobile sales and service of new cars, boats, and recreational vehicles.
   (J)   Delivery services business.
   (K)   Feed store.
   (L)   Greenhouse and plant nursery.
   (M)   Service business.
   (N)   Car wash.
   (O)   Building materials and lumber yard.
   (P)   Outdoor storage of recreational vehicles.
   (Q)   Public and institutional uses.

§ 1270.05 DEVELOPMENT STANDARDS.

   (A)   Property development standards. The following development standards shall apply to properties located within the Light Industrial "LI" District.

   (B)   Minimum off-street parking and loading standards. Minimum off-street parking and loading standards shall be as regulated by Chapter 1280.
   (C)   Buffer requirements. Buffer requirements shall be as regulated by Chapter 1276.
