CHAPTER 1268

PUBLIC AND INSTITUTION "PI" DISTRICT

§ 1268.01 PURPOSE.

   The purpose of the Public and Institution "PI" District is to provide a place for public and institutional land uses and buildings, that is specifically designated for such use and to provide open space standards where needed for the protection of adjacent residential properties.

§ 1268.02 PRINCIPALLY PERMITTED USES.

   The following uses shall be permitted as of right:
   (A)   Family day care home, Type B; pursuant to Ohio R.C. Chapter 51.
   (B)   Residential facility; pursuant to Ohio R.C. Chapter 51.
   (C)   Religious places of worship.
   (D)   Educational institution.
   (E)   Government buildings.
   (F)   Public utility garages and service yards.
   (G)   Public and institutional uses.

§ 1268.03 ACCESSORY PERMITTED USES.

   (A)   The following uses shall be permitted as accessory to a principal use:
      (1)   Signs; pursuant to Chapter 1290.
      (2)   Satellite dish; pursuant to Chapter 1282.
      (3)   Fences and walls; pursuant to Chapter 1282.
      (4)   Uses, buildings and structures incidental to a principally permitted use.
   (B)   Accessory uses and buildings shall be incidental and subordinate in height, area, bulk, extent and purpose to the principal use. Accessory buildings shall not be erected prior to the principal building.

§ 1268.04 CONDITIONALLY PERMITTED USES.

   The following uses shall be permitted only after approval by the Board of Zoning Appeals pursuant to the conditional use permit process as established in Chapter 1244.
   (A)   Mixed uses.
   (B)   Cemetery.

§ 1268.05 DEVELOPMENT STANDARDS.

   (A)   Property development standards. The following development standards shall apply to properties located within the Public and Institution "PI" District.
   (B)   Minimum off-street parking and loading standards. Minimum off-street parking and loading standards shall be as regulated by Chapter 1280.

Minimum Front Yard Setback
30 feet unless abutting a residential district; then the front yard setback shall be 35 feet plus 1 additional foot for every two 2 feet the building frontage exceeds 60 feet and 1 additional foot for every 2 feet that a building exceeds 24 feet in height.
No accessory uses permitted in the front yard
Minimum Side Yard Setback
30 feet unless abutting a residential district; then the front yard setback shall be 35 feet plus 1 additional foot for every two 2 feet the building frontage exceeds 60 feet and 1 additional foot for every 2 feet that a building exceeds 24 feet in height.
5 feet for accessory uses
Minimum Rear Yard Setback
30 feet unless abutting a residential district; then the front yard setback shall be 35 feet plus 1 additional foot for every two 2 feet the building frontage exceeds 60 feet and 1 additional foot for every 2 feet that a building exceeds 24 feet in height.

   (C)   Buffer requirements. Buffer requirements shall be as regulated by Chapter 1276.
