R-4 MULTIFAMILY RESIDENCE DISTRICTS
The provisions of this article apply to the R-4 Multifamily Residence Districts.
The following are permitted principal uses:
(1)
Any use or structure permitted and as regulated in section 34-220, except as hereinafter modified.
(2)
Dwellings for any number of families.

Any use as regulated in section 34-221 is permitted when authorized by board of appeals.

R-3 residence district accessory uses are permitted accessory uses.

No principal structure shall exceed six stories or 75 feet in height, at the required front, side and rear yard lines, other than as provided in section 34-476, except that one foot may be added to the height permitted for each one foot that the building exceeds six stories or 75 feet in height.

The following minimum requirements shall be observed, subject to the additional requirements, exceptions and modifications in sections 34-477 through 34-479, inclusive. Each structure shall be located on a lot containing at least 5,000 square feet. Each structure containing more than one family shall be located on a lot having an area of 2,000 square feet for each family.

The following shall be special uses:
(1)
Mobile home parks, pursuant to the requirements of section 34-424, and as regulated by the provisions of section 34-432.
(2)
Special uses upon the conditions and as regulated in section 34-225.

Notwithstanding the provisions of section 34-250, the minimum lot width for any lot, separately platted or existing as a single parcel as of July 1, 2012, which is improved on that date with an existing one- or two-story building, shall be 50 feet. Nothing in this section shall be construed or interpreted to permit the creation of new residential building lots after July 1, 2012, with a lot width less than required by section 34-250.
