ARTICLE IX

Parking Regulations

§ 206-36 General Provisions.

A. 
All proposed new uses and any change of use from the current use or previously approved use, with the exception of a permitted one-family or two-family residential use, shall satisfy the requirements of §§ 206-37, 206-38 and 206-39. All permitted one-family and two-family residential uses shall satisfy the requirements of § 206-37.
B. 
Any alteration of the interior use, layout or configuration of any building, office space or warehouse so as to increase the potential or actual occupancy or interior use from a current use or previously approved use, with the exception of a permitted one-family or two-family residential use, shall be subject to site plan approval and shall satisfy the requirements of §§ 206-37, 206-38 and 206-39.
C. 
Any building or site containing more than one use shall meet the combined parking space requirements for all uses.
D. 
All off-street required parking shall be provided on the same lot(s) with said use.
E. 
Except for access drives, no off-street parking or loading space shall be located in any required front yard or required side yard adjoining a street.
F. 
Off-street parking areas shall not be used for commercial repair work or services of any kind, nor shall such parking areas be used for the parking of disabled, dismantled, inoperable or unregistered vehicles.
G. 
All parking spaces shall be a minimum of 180 square feet, with a minimum width of nine feet or a minimum length of 18 feet.

Medical office buildings; medical, chiropractic, dental and veterinarian offices; medical and dental clinics
1 for every 175 square feet of gross floor area or 5 for every doctor, dentist, paraprofessional or technician, whichever is greater
Business, professional and executive offices
1 for every 150 square feet of gross floor area
Hospitals, medical centers and other treatment facilities
1.75 for every bed, plus the number required, based on gross square footage measurements for offices, clinics, testing, research, administrative, teaching and similar activities associated with the principal use, at 1 for every 175 square feet of gross floor area, except teaching facilities, which shall be 1 for every 4 seats
Nursing homes; sanitariums; convalescent homes; institutions for care of aged or children
0.5 for every bed or 1 for every 3 beds, plus 1 for every 2 employees, whichever is greater
Hotels and motels
1 for every guest room and 1 for every 2 employees, plus compliance with the requirements for each particular additional use located on the property, such as restaurants, eating and drinking establishments, retail stores and meeting rooms
Churches and other places of worship; auditoriums; lodges; conference centers and places for public gatherings
1 for every 3 seats or 1 for every 72 inches of seating space when benches rather than seats are used or 1 for every 200 square feet of gross floor area or 1 for every 3 persons' maximum occupancy of the premises, whichever is greater.
Nurseries; day-care centers; public and elementary schools
1 for every classroom and 1 for every other room used by students or 1 for every teacher, whichever is greater
Public and private secondary schools and institutions of higher learning
1 for every classroom and every other room used by students, plus 1 for every 10 full-time students, or 1 for every teacher and employee plus 1 for every 10 full-time students, whichever is greater
Assembly and manufacturing plants; research laboratories and industrial uses
1 for every 150 square feet of gross office, sales or similar space, plus 1 for every 1,000 square feet of gross warehouse space, plus 1 for every 400 square feet of remaining gross floor area, plus 5 spaces for visitors, or 1 space for every employee, whichever is greater
Warehouses
1 for every 150 square feet of gross office, sales or similar space, plus 1 for every 1,000 feet of remaining gross floor area, plus 5 spaces for visitors, or 1 for every employee, whichever is greater
