2 "R-1350-1" RESIDENTIAL DISTRICT REGULATIONS

§ 2.2.001 "R-1350-1" Residential District regulations.

Use Regulations:
In a R-1350-1 Residential District no land shall be used and no building erected or converted to any other use than permitted in ARTICLE 3.2.
Building Regulations:
Minimum Size: The minimum floor area of the main building shall be one thousand three hundred and fifty (1,350) square feet living area, which excludes, porches, breezeways, and attached garages.
Area Regulations:
Front Yards:
There shall be a front yard for every building having a depth of not less than forty (40) feet from the front property line to the face of the building.
Rear Yard:
There shall be a rear yard for every building which shall have a depth of not less than twenty-five (25) feet measured from the back of the building to the rear property line.
Side Yard:
There shall be two (2) side yards for each building, one on each side of the building. No side yard shall be less than twenty-five (25) feet, measured from the side property line to the side of the building.
Corner Lots:
refer to Article 2.1 (c) (2) (B) (i) (ii).
Lot Area:
The minimum area of any lot shall be one acre.
Lot Width:
The minimum lot width shall be one hundred and fifty (150) feet.
Lot Depth:
The minimum lot depth shall be one hundred and twenty-five (125) feet.
Lot Coverage:
The combined area of the main building and accessory buildings shall not cover more than thirty (30) percent of the total area of any lot.
