BUILDING ADDRESS REQUIREMENTS
(a)
This article shall apply to addresses for:
(1)
All new and existing principal buildings or structures located upon any lot or parcel, whether such lot or parcel is part of a subdivision approved in accordance with chapter 55 or unplatted;
(2)
All new and existing units, suites, apartments, or any other division of an individual building located upon any lot or parcel, whether such lot or parcel is part of a subdivision approved in accordance with chapter 55 or unplatted; or
(3)
All lots and parcels, whether legally subdivided or unplatted.
(b)
This article shall not apply to addresses for:
(1)
Accessory buildings or structures; or
(2)
Utility meters, light poles, or similar devices for the transmission and distribution of public utilities.

(a)
Requests for address assignment may be initiated by either the property owner or the city;
(b)
All requests for address assignment or re-assignment shall be made on forms provided by the city;
(c)
All address requests shall be approved by the zoning administrator;
(d)
Approved address requests shall be forwarded to the office of the county assessor of Arapahoe County by the zoning administrator;
(e)
It shall be the responsibility of the owner of the property to provide new or re-assigned addresses to the United States Post Office, utility companies, or any entity besides the office of the county assessor of Arapahoe County.

(a)
All principal buildings or structures shall be assigned a numerical street address;
(b)
In the absence of a principal building or structure upon a lot or parcel, a numerical street address may be assigned to the lot or parcel;
(c)
All numerical street addresses shall be assigned along the public street nearest the primary doorway entrance to the building;
(d)
All street address numbers shall comply with the following requirements:
(1)
Address numbers north and west of a public right-of-way shall be odd numbers;
(2)
Address numbers south and east of a public right-of-way shall be even numbers;
(3)
The International Building Code (IBC), the International Residential Code (IRC), and the International Property Maintenance Code, as adopted by the City of Sheridan and as amended from time to time.

(a)
A building which contains two or more individual units, accessed directly from a public or private street, drive, or parking lot, shall, in addition to the numerical street address, include a secondary identification for individual units:
(1)
Units must be identified by either a number or letter (e.g. Unit 123 or Unit A).
(b)
A building which contains two or more individual suites or apartments, accessed internally from an enclosed hallway, shall, in addition to the numerical street address, include a secondary identification for individual suites or apartments:
(1)
Suites or apartments must be identified by either a number or letter (e.g. Ste. 123, Ste. A, Apt. 123, Apt. B).
(c)
A lot or parcel which contains two or more principal buildings must utilize a single numerical street address for all buildings on the lot or parcel, along with individual unit numbers as identified above:
(1)
Individual building numbers or letters may be assigned, in addition to the numerical street address, to identify the buildings on such a lot or parcel (Bldg A or Bldg 1).

The following addresses are expressly prohibited by this article:
(1)
Fractional numbers (e.g. 45 ½, 45.5);
(2)
Symbols other than numerical digits or capitalized letters.

(a)
An address used to identify a principal building, or individual unit, prior to September 23, 2019, shall be considered legally non-conforming with this article.
(b)
Addresses that do not comply with the requirements of this article shall be made conforming with the provisions of this article as a result of the following actions:
(1)
Internal or external division of an existing building with the intent of creating additional units, or for consolidation of existing units; or
(2)
Substantial maintenance or repair of an existing building, such that the projected expenditures of such maintenance or repair exceeds 50 percent of the current assessed valuation of the building (not to include the value of the land), as shown in the office of the county assessor of Arapahoe County. Such maintenance or repair does not need to result in the creation or consolidation of units within a building for this to apply.
