ARTICLE IV

DISTRICTS ESTABLISHED

Sec. 56-61.- Districts created.

(a)

The following districts are established:

(1)

P public district;

(2)

RES-SF residence district;

(3)

RES-SFLL residence district;

(4)

RES-MF residence district;

(5)

COM-N neighborhood commercial district;

(6)

BUS-1 business district;

(7)

COM-C commercial district;

(8)

BUS-LI light industrial district;

(9)

IND industrial district;

(10)

MH manufactured home park district;

(11)

F flood plain overlay district;

(12)

PUD planned unit development district.

(b)

The city is hereby divided into districts as shown on a map and made a part of the ordinance from which this article was derived, being designated as the "official zoning map," and the map and all notations, references, and other things shown thereon shall be as much a part of the ordinance from which this article was derived as if the matter set forth by said zoning map were fully described herein. Except as hereinafter provided:

In the event uncertainty exists on the zoning map, district boundaries shall be on section lines; lot lines; the centerline of highways, streets, alleys, railroad rights-of-way, or such lines extended; municipal corporate lines; natural boundary lines, such as streams; or other lines to be determined by the use of scales shown on the map.

(2)

Where a lot is divided by a zoning district boundary line the less restrictive zone requirements may be extended within the lot into the more restrictive zoning district for a distance of not more than 25 feet.

(3)

The official zoning map shall be maintained and kept up-to-date at all times by the city clerk. Copies of the map shall be available for public use.
