CN - COMMERCIAL NEIGHBORHOOD DISTRICT
§ 27-1101 Intended Purpose.
The CN — Commercial Neighborhood Districts are designed solely to serve the needs of the surrounding residential neighborhoods. Business activities should be limited in size and scale to be compatible with the size and scale of the neighborhood.
§ 27-1102 Permitted Uses.
In the Commercial Neighborhood District all uses shall be in fully enclosed buildings. Under no circumstances shall adult-oriented businesses as defined in Part 2 be permitted in the CN districts.

§ 27-1103 Special Exception Uses.
§ 27-1104 Bulk and Area Regulations.

Use limitation. All uses shall not exceed 4,000 square feet in gross floor area with the exception of churches and similar places of religious worship and neighborhood pharmacies.

Lot area. The minimum lot area shall be determined based on the size of the building/buildings, yard and parking requirements.

Minimum setbacks. The following minimum standards shall apply:
A.
Front yard: 20 feet.
B.
Side yard: 10 feet each side of a principal building, provided that when a written agreement is provided by adjoining property owners, no side yard shall be required where two or more commercial properties abut side to side. In the case of a series of abutting structures abutting and paralleling a public right-of-way, an open an unobstructed passage for vehicles and pedestrians, of at least 20 feet in width, shall be provided at grade level at intervals of not more than 400 feet.
C.
Rear yard: 20 feet.

Maximum building coverage: 45%.

Maximum impervious lot coverage: 70%.
6.
Minimum vegetative cover: 30%.
7.
Height regulations. Height of principal building shall not exceed 42 feet in accordance with § 27-2104, except the height of any building may exceed 42 feet in height by one foot for each additional foot by which the width of each yard exceeds the minimum yard regulations of the district: however, under no circumstances shall the height exceed four stories or a maximum of 55 feet.
§ 27-1105 Off-Street Parking Requirements.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
§ 27-1106 Signs.
Signs shall be in accordance with Part 24 this Chapter.
