CH - COMMERCIAL HIGHWAY DISTRICT
§ 27-1201 Intended Purpose.
The CH — Commercial Highway Districts are designed to accommodate the needs of the highway traveler and to serve as the retail marketing centers for the entire Township. These districts are expected to offer a wide range of shopping and service functions.
§ 27-1202 Permitted Uses.
The following uses shall be permitted in the CH District. Under no circumstance shall adult-oriented businesses as defined in Part 2 be permitted in the CH districts.

§ 27-1203 Bulk and Area Regulations.
1.
Lot area. The minimum lot area shall be determined based on the size of the building/buildings, yard and parking requirements.

Minimum setbacks. The following minimum standards shall apply:
A.
Front yard: 35 feet.
B.
Side yard: 10 feet each side of a principal building, provided that when a written agreement is provided by adjoining property owners, no side yard shall be required where two or more commercial properties abut side to side. In the case of a series of abutting structures abutting and paralleling a public right-of-way, an open and unobstructed passage for vehicles and pedestrians, of at least 20 feet in width, shall be provided at grade level at intervals of not more than 400 feet.
C.
Rear yard: 15 feet.

Maximum building coverage: 50%.

Maximum impervious lot coverage: 80%.
5.
Minimum vegetative cover: 20%.

Height regulations. Height of principal building shall not exceed 60 feet in accordance with § 27-2104, except the height of any building may exceed 60 feet in height by one foot for each additional foot by which the width of each yard exceeds the minimum yard regulations of the district; however, under no circumstances shall the height exceed five stories or a maximum of 65 feet.

A.
For buildings exceeding 50 feet in height, fire lanes shall be installed subject to the requirements below and as approved by the Fire Marshal.
(1)
Proximity to Building.
(a)
Fire lanes shall be located within a minimum of 15 feet and a maximum of 25 feet from the building and shall be positioned parallel to the building,
(b)
Fire lanes shall be placed so as to allow the extension of certain firefighting equipment to within 150 feet of all portions of the building as measured by an approved route around the exterior of the building.
(3)
Marking. Fire lanes shall be striped and lettered in red on a paved surface with a minimum width of three feet and a minimum length of 50 feet, such striping and lettering to remain legible at all times. Metal fire lane signs, the lettering of same to be legible at all times, shall be provided, erected and maintained by the owner and placed at the discretion of the Fire Marshal. The signs are to be of a design and quality and lettered in accordance with applicable state law and approved by the Fire Marshal.
§ 27-1204 Off-Street Parking Requirements.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
§ 27-1205 Signs.
Signs shall be in accordance with Part 24 this Chapter.
