IG - INDUSTRIAL GENERAL DISTRICTS
§ 27-1301 Intended Purpose.
The IG — Industrial General Districts are intended to maximize the industrial potential by reserving areas for light and heavy industry and providing safeguards to lessen the impact on surrounding nonindustrial districts.
§ 27-1302 Permitted Uses.
The following uses are permitted only on the condition that they are not obnoxious or offensive by reason of the emission of odor, dust, smoke noise, gas, vibration, illumination, refuse matter or water carried waste.

Public/Utility Uses: | |
21. | Electric transmission and distribution facilities in accordance with § 27-2038. |

Institutional Uses | |

26. | Public park, recreational areas and greenways. |

Mixed Use Structures/Communities: | |
28. | Business parks in accordance with § 27-2129. For tracts greater than 15 acres and containing multiple structures and businesses, the business park concept is required. |
Accessory Uses: | |
29. | Customary accessory uses and buildings incidental to any permitted uses in accordance with Part 21, including parking lots and structures. |
30. | Resident facilities only incidental to and accessory to any permitted use for occupancy by caretakers, watchman, guards or firefighters only. |
§ 27-1303 Special Exception Uses.
The following uses shall be allowed subject to Part 26 herein. Accessory uses shall be allowed in accordance with § 27-1302, Subsections 29 and 30.

Waste treatment and disposal, including hazardous waste treatment and disposal, solid waste landfill, and solid waste combustors and incinerators in accordance with § 27-2031.
4.
Wireless communications facilities, in accordance with § 27-2039.

§ 27-1304 Bulk and Area Regulations.
1.
Lot area. The minimum lot area shall be determined based on the size of the building/buildings, yard and parking requirements.
3.
Maximum building coverage: 60%.
4.
Maximum impervious lot coverage: 80%.
5.
Minimum vegetative cover: 20%.
6.
Height regulations. Height of principal building shall not exceed 50 feet in accordance with § 27-2104 except the height of any building may exceed 50 feet in height by one foot for each additional foot by which the width of each yard exceeds the minimum yard regulations of the district; however, under no circumstances shall the height exceed six stories or a maximum of 78 feet. Accessory structures shall not exceed a maximum of 25 feet.
§ 27-1305 Zoning Permit Requirements.
In order that the Zoning Officer may have a reasonable basis upon which to approve a proposed industrial operation for conformity to the requirements of this Chapter, the following data shall be submitted with an application for a permit.

Plot plan.
2.
Architectural plan.
3.
Description of operation.
4.
Engineering and architectural plans for water supply and sewage disposal.
5.
Plans for prevention or control of noise, vibration, glare, fire hazards, air pollution, water pollution and traffic.
6.
Proposed fuel.
7.
Number of shifts and maximum employment per shift.
8.
Additional pertinent data as may be required by the Zoning Officer.
§ 27-1306 Off-Street Parking Requirements.
Off-street parking shall be provided in accordance with the provisions of Part 23 of this Chapter.
§ 27-1307 Signs.
Signs shall be in accordance with Part 24 this Chapter.
