ARTICLE FIVE

ZONING DISTRICTS

Sec. 5.1.- Establishment of districts.

In order to carry out the purposes and intent of this ordinance, the Village of Vernon Hills is hereby divided into the following districts:

Residential districts:

R-1 Single-Family Residence District (80,000 square feet minimum lot area)
R-2 Single-Family Residence District (40,000 square feet minimum lot area)
R-3 Single-Family Residence District (20,000 square feet minimum lot area)
R-3A Single-Family Residence District
R-4 Single-Family Residence District (9,000 square feet minimum lot area)
R-5 Single-Family Residence District (6,500 square feet minimum lot area)
R-6 Two-Family and Attached Single-Family Residence District
R-7 Multiple-Family Dwelling District
Business districts:
B-1 General Business District
B-2 Neighborhood Business District
O-R&D Office, Research and Development District
O-R&D-1 Office Research and Development District
B-P Business Park District

Sec. 5.2. - Zoning district map.

The boundaries of the districts established herein are delineated on the zoning district map which is hereby made a part of this ordinance. The zoning district map, together with all notations shown thereon and all amendments thereto, shall have the same force and effect as if the zoning district map, together with all notations, references and other information shown thereon, were fully set forth and described herein.

Sec. 5.3. - Boundaries of districts.

5.3.1. In the interpretation of the location of boundaries of the various districts as shown on the zoning district map, the following rules shall apply:

5.3.1.1. A zoning district boundary following a street, railroad, stream, or extension thereof shall be construed to be the centerline of such street, railroad, stream, or extension;

5.3.1.2. A zoning district boundary approximately following a lot line, section line, or extension thereof shall be construed as following such lot line, section line or extension; and

5.3.1.3. Where a zoning district boundary does not coincide with the location of a street, railroad, stream, section line, lot line or extension thereof, the location of the district boundary shall be determined by the zoning administrator.

5.3.2. The entire incorporated area of the village, including all land and water areas, streets, railroad and other rights-of-way shall be included within the zoning districts established herein. Any area not shown on the zoning district map shall be included in the R-1 Single-Family Residence District.
