A. - R-3A SINGLE-FAMILY RESIDENCE DISTRICT
The R-3A Single-Family Residence District is intended to provide for single-family residential development where permitted uses, lot areas, setbacks and other requirements, typical for suburban residential areas, are designed to encourage quality single-family residential areas at moderate densities in developing portions of the village in character with contemporary standards.

8A.2.1. Single-family dwellings.
8A.2.2. Houses of worship, convents, rectories, parsonages, parish houses and monasteries, including nursery schools sponsored by and operated within the sponsor's buildings.
8A.2.3. Parks, playgrounds and forest preserves owned by public agencies.
8A.2.4. Accessory uses, subject to the provisions of Article Four.
8A.2.5. Off-street parking facilities, as required or permitted by Article Nineteen.

Upon recommendation by the planning and zoning commission, after public hearing on a petition pertaining thereto, in accordance with the requirements set forth for hearing in section 21.6 of this ordinance, the corporate authorities of the village may, by special use permit, allow the following uses in the R-3A Single-Family Residence District:
8A.3.1. Any public building erected or leased by any department of a municipality, county, state or federal government;
8A.3.2. Day care center, operated by a not-for-profit group, as an accessory use, in a house of worship or public building.

Except as provided in Article Four, every lot or tract of land upon which a building is erected or maintained shall have:
8A.4.1. For a single-family dwelling:
8A.4.1.1. An area of not less than 12,000 square feet;
8A.4.1.2. A minimum width of not less than 85 feet;
8A.4.1.3. A floor area ratio of not more than 0.3; and
8A.4.1.4. A minimum habitable building area of 2,300 square feet.
8A.4.2. For all other uses:
8A.4.2.1. An area of not less than two acres; and
8A.4.2.2. A minimum width of not less than 200 feet.

No building hereinafter erected shall exceed three stories, nor shall it exceed 35 feet, except as provided in Article Four.

Except as provided in Article Four, no building shall be erected or enlarged and no use shall be maintained unless the following yards are provided:
8A.6.1. For a single-family dwelling:
8A.6.1.1. A front yard of not less than 30 feet;
8A.6.1.2. A side yard of not less than ten feet on each side of a building; and
8A.6.1.3. A rear yard of not less than 35 feet or 20 percent of the depth of the lot, whichever is greater.
8A.6.2. For all other uses:
8A.6.2.1. A front yard of not less than 65 feet;
8A.6.2.2. A side yard of not less than 25 feet on each side of the building; and
8A.6.2.3. A rear yard of not less than 50 feet, or 20 percent of the depth of the lot, whichever is greater.

8A.7.1. Signs shall be in accordance with the provisions of the Vernon Hills Sign Control Ordinance (Chapter 19 of the Village Code).
