34 Commercial Tourism Zone C-T

16.34.010 Uses Permitted Outright

In a C-T zone, the following uses and their accessory uses are permitted outright, subject to the applicable provisions of Chapters 16.72, 16.76, 16.80 and 16.96 of this title:

  1. A use permitted outright in the R-4 zone;
  2. Automobile service station, including minor repair provided it is conducted entirely within an enclosed building;
  3. Barber or beauty shop;
  4. Boat launching or moorage facility, marina, boat charter service;
  5. Car wash;
  6. Clinic;
  7. Club, lodge, or fraternal organization;
  8. Food store;
  9. Gift shop;
  10. Hotel, motel, or resort, when served by a public or community sewer system;
  11. Indoor commercial amusement or recreation establishment such as bowling alley, theater, or pool hall;
  12. Laundromat;
  13. Office;
  14. Private museum, art gallery, or similar use;
  15. Restaurant, bar, or tavern;
  16. Retail sale of sporting goods or bait.

16.34.020 Conditional Uses Permitted

In a C-T zone, the following uses and their accessory uses may be conditionally permitted subject to the applicable provisions of Chapters 16.72, 16.76, 16.80, 16.84 and 16.96 of this title:

  1. A use permitted as a conditional use in the R-4 zone;
  2. Recreational vehicle park;
  3. Outdoor recreation development;
  4. Outdoor commercial amusement or recreation establishment such as miniature golf course or drive-in theater, but not including uses such as race track or automobile speedway;
  5. Automobile repair garage provided all repair shall be conducted entirely within an enclosed building;
  6. Signs, advertising;
  7. Heliport;
  8. Pilings, piers, docks, and similar in-water structures;
  9. Mini-storage.

16.34.030 Standards

In addition to standards required in this section and in Chapters 16.72, 16.76, 16.80, 16.84 and 16.96 of this title, the standards applicable in the C-1 zone shall apply in the C-T zone:

  1. Residential uses shall be subject to lot size, dimension, coverage, yard, and building height and special setback standards of the R-4 zone.
  2. All yards abutting a lot in a residential zone shall be a minimum of ten (10) feet.
  3. No structure shall be located closer than 30 feet from the right-of-way of any state highway, nor 30 feet from the right-of-way of any collector or arterial street.
  4. No building shall exceed a height of 35 feet.
  5. Outdoor storage shall be screened with a sight-obscuring fence.
  6. Non-residential uses within Rural Community Centers or Rural Service Centers not subject to an acknowledged Goal 14 exception shall be limited to a building or buildings not exceeding 4,000 square feet of floor space.
  7. Non-residential uses outside of Urban Growth Boundaries, Goal 14 exception areas, Rural Community Centers, or Rural Service Centers shall be limited to a building or buildings not exceeding 3,500 square feet of floor space.
  8. Notwithstanding paragraphs (F) and (G) of this subsection, any conforming use existing as of the effective date of this amendment may be expanded in floor area up to thirty percent, provided other applicable dimensional standards are met.
  9. Hotels, motels or resort within Rural Community Centers or Rural Service Centers not subject to an acknowledged Goal 14 exception shall be limited to no more than 35 units. Hotels, motels or resorts outside of Urban Growth Boundaries, Goal 14 exception areas, Rural Community Centers, or Rural Service Centers shall be limited to no more than 25 units.
