In an M-W zone, a permitted use as specified in the Waldport estuary management plan and their accessory uses are permitted outright, subject to the applicable provisions of Chapters 16.72, 16.76, 16.80 and 16.96 of this title.

In an M-W zone, a conditional use as specified in the Waldport estuary management plan and their accessory uses may be conditionally permitted subject to the applicable provisions of Chapters 16.72, 16.76, 16.80, 16.84 and 16.96 of this title.

In taking action on a conditional use application, the Planning Commission shall determine that:

1. The use is compatible with the management objective and policies of the management unit classification;
2. The use complies with all policies specific to the individual management unit; and
3. Any additional conditions shall be required to insure compatibility of the proposed use with existing and future development in the surrounding area.
