VR-3 Urban Residential Zone

§ 980-41 Intent and purpose.

This Urban Residential Zone is established to provide medium-density development in areas where water and sewer utilities are readily available and where municipal services are available to handle necessary police, recreation, education and fire protection needs. The classification of land as an Urban Residential Zone must depend on adequate municipal services, including streets, water and sewer facilities. (Authorized density: three units to five units per acre depending on site conditions.)

§ 980-42 Permitted uses.

This VR-3 Zone shall specifically permit single-family dwellings with a minimum lot size of 7,500 square feet per unit, if all lots are served by both community water and sewer systems. In addition to the single-family dwellings, the permitted uses shall be the same as the VR-1 Zone, except that duplexes may be allowed on corner lots where the lot area is in excess of 10,000 square feet.

§ 980-43 Special uses.

The following uses may be permitted in the VR-3 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location: same as VR-1 Zone.

§ 980-44 Special zone restrictions.

The following are conditions where special restrictions shall apply to the uses allowed in this VR-3 Zone: same as VR-1 Zone.

§ 980-45 Development regulations.

Minimum lot requirements.
Minimum lot area in square feet: 7,500.
Minimum lot width in feet: 60.
Minimum yard requirements.
Minimum front yard in feet: 25.
Minimum side yard per side in feet: 6.
Minimum rear yard in feet: 20.
Maximum height in feet: 35.
Maximum coverage: 0.35.
Maximum floor area ratio: 0.40.
