VC-1 Conservation Zone

§ 980-21 Intent and purpose.

The Conservation Zone is established to prevent the construction upon or alteration of rural or natural environments which have natural conditions of soil, slope, susceptibility to flooding or erosion, geological condition, vegetation, or an interreaction between the aforesaid, which make such lands unsuitable for urban development. Further, this VC-1 Zone is established to protect areas of the environment that, if altered, would cause health or pollution problems and environmental deterioration. The Conservation Zone will also ensure adequate areas for future conservation and recreational pursuits. Certain agricultural uses would be permitted.

§ 980-22 Permitted uses.

This VC-1 Zone shall specifically permit farming, including permanent nonresident buildings, truck farms, flower gardens, nurseries, orchards, greenhouses, sustained yield forestry operations, Christmas tree farms, public parks, wildlife and forest preserves, fish hatcheries, commercial fish farms, soil and water management or demonstration projects.

§ 980-23 Special uses.

The following uses may be permitted in the VC-1 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location:
Commercial recreation operations, including:
Riding stables;
Golf courses;
Guest ranches;
Marinas;
Hunting and fishing facilities;
Boat houses;
Bait shops; and
Incidental facilities, provided that no permanent dwelling units of any kind shall be allowed in floodplain areas. (Note: All references in this chapter to floodplains or to specific periodic flood levels shall refer to those areas delineated in the current FEMA flood maps prepared for the Village.)

Mining and excavations.
Landfills, including filling operations using earth, sand, gravel, concrete or any other type of matter used for land reclamation.
Campgrounds.
Repair or sale facilities.
Facilities for the storage of perishable and combustible materials.
Operations which anticipate the deepening, filling or alteration of any stream channel shall only be allowed by special permit.

§ 980-24 Special zone restrictions.

The following are conditions where special restrictions shall apply to the uses allowed in the VC-1 Zone:
No permanent buildings for dwelling purposes will be allowed. All other permanent buildings shall be constructed so as to be resistant to flood damage and to minimize pollution to the environment.
No campsites shall be allowed within any area defined as a twenty-five-year flood zone or within 600 feet of a residential zone.
All sanitary waste facilities shall be constructed to prevent exfiltration or leakage to nearby ground or water.

§ 980-25 Development regulations.

Minimum lot requirements.
Minimum lot area in acres: 10.
Minimum lot width in feet: 200.
Minimum yard requirements.
Minimum front yard in feet: 50.
Minimum side yard per side in feet: 20.
Minimum rear yard in feet: 100.
Maximum height in feet: 35.
Maximum coverage: 0.20.
Maximum floor area ratio: none.
