ARTICLE XVI

VM-1 Limited Industrial Zone

§ 980-71 Intent and purpose.

The Limited Industrial Zone is created to provide areas in which light industrial uses, office, research, administrative uses, limited warehousing, wholesaling and other similar uses may locate. This VM-1 Zone shall be located so as to be as compatible as possible with surrounding zones. No VM-1 Zone shall be established on any parcel of land or parcels of land held in single or joint ownership totaling five acres or more in size, which are intended for further subdivision or division, unless submitted in accordance with the industrial planned unit development procedures contained in Article XX of this chapter.

§ 980-72 Permitted uses.

This VM-1 Zone shall specifically permit light manufacturing, office, research and administrative uses. Included in this VM-1 Zone are:
Limited warehousing;
Petroleum storage;
Lodges and offices of labor organizations;
Grain elevators; and
Wholesale operations.

§ 980-73 Special uses.

The following uses may be permitted in the VM-1 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location: sanitary landfill operations, stadiums, places of public assembly.

§ 980-74 Special zone restrictions.

The following are conditions where special restrictions shall apply to all the uses in this VM-1 Zone:
Petroleum storage must be at least 500 feet from residential zones.
No residential uses other than those developed for caretakers and security personnel shall be allowed.

No intensive commercial establishments not providing service to the surrounding industrial zone shall be allowed.

§ 980-75 Development regulations.

Minimum lot requirements.
Minimum lot area in square feet: 20,000.
Minimum lot width in feet: 100.
Minimum yard requirements.
Minimum front yard in feet: none.
Facing residential zone: 60.
Minimum side yard per side in feet: 20.
Facing residential zone: 20.
Minimum rear yard in feet: none.
Facing residential zone: none.
Maximum height in feet: 80.
Facing residential zone: 80.
Maximum coverage: 0.50.
Facing residential zone: 0.50.
Maximum floor area ratio: 0.60.
Facing residential zone: 0.60.
