VB-2 Community Business Zone

§ 980-61 Intent and purpose.

The Community Business Zone is established to provide areas for the general community-wide commercial needs of the Village and is a zone in which office, general commercial and wholesale trades are located. No community business zoning shall be granted to any parcel of land or several parcels of land held in the same or joint ownership of five acres or more unless the petition is submitted in accordance with the planned unit development procedures, Article XX of this chapter. The Community Business Zone, because of the intensity of use, is generally associated with major street intersections, large-size water, storm and sanitary utilities, as well as governmental centers and public parking areas.

§ 980-62 Permitted uses.

This VB-2 Zone shall specifically permit retail stores, offices and service establishments. It is designed to function as the central business district of the community and uses shall include all uses found in the VB-1 Zone plus schools of all types:
Aquariums
Art galleries
Automobile parking lots
Automobile sales when wholly enclosed
Banks
Cultural facilities
Dental clinics
Drive-up bank windows
Financial institutions
Fraternal institutions
Fraternity or sorority houses
Hardware stores
Hospitals
Museums
Offices
Philanthropic organizations
Post offices
Private clubs
Public libraries
Service industries such as dry cleaning, laundries, bakeries, bus terminals and similar intensive commercial activities not specifically prohibited nor allowed as special uses

§ 980-63 Special uses.

The following uses may be permitted in the VB-2 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location:
Animal hospitals
Automotive body and paint shops
Automotive service centers
Belowground storage of fuels for accessory vehicle fleet uses
Car washes
Churches
Commercial recreational facilities.
Drive-in establishments
Entertainment facilities
Funeral parlors
Hotels and motels
Kennels
Light manufacturing
Outdoor sale lots
Warehousing
Wholesale establishments

§ 980-64 Special zone restrictions.

The following are conditions where special restrictions shall apply to the uses allowed in this VB-2 Zone:
Truck terminals, contractor's yards, bottling plants, junkyards, open storage lots, petroleum storage, meat packing and manufacturing operations shall be excluded from the VB-2 Zone.
Belowground storage of fuels is permitted only when in conformance with all applicable fire and safety codes.
Off-street parking requirements may be waived in the Community Business Zone if on-street parking is permitted.

Kennels must be located at least 300 feet from any residential zone.
All outdoor parking and storage facilities shall be developed on dust-free, all-weather surface lots screened from adjoining residential neighborhoods.

§ 980-65 Development regulations.

Minimum yard requirements.
Minimum front yard in feet: none.
Adjacent to residential zone: 60.
Minimum side yard per side in feet: none.
Adjacent to residential zone: 20.
Minimum rear yard in feet: none.
Adjacent to residential zone: 20.
Maximum height in feet: 70.
Adjacent to residential zone: 35.
Maximum coverage: none.
Adjacent to residential zone: 0.35.
Maximum floor area ratio: none.
Adjacent to residential zone: 0.40.
