VB-1 Neighborhood Business Zone

§ 980-56 Intent and purpose.

The Neighborhood Business Zone is established to provide areas in which the principal use of land is for restricted retail establishments offering goods and services for the day-to-day needs of the nearby residential areas. This VB-1 Zone must be restrictive to provide protection to the compatibility with nearby residential zones. The Neighborhood Business Zone should be located on a collector or major street and must be serviced by adequate water and sewer utilities.

§ 980-57 Permitted uses.

This VB-1 Zone shall specifically permit neighborhood shopping facilities, which include:
Barber shops
Beauty parlors
Cafes
Delicatessens
Drugstores
Dry-cleaning substations
Food and grocery stores
Gift shops
Hardware stores
Ice cream shops
Laundromats
Meat markets
Office, business and professional buildings
Public buildings
Shoe repair shops
Small specialty shops

§ 980-58 Special uses.

The following uses may be permitted in the VB-1 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location: fire and police stations, taverns, restaurants or entertainment centers where alcoholic beverages are sold, electrical substations, churches, gasoline stations selling only gasoline and related minor products, and automotive service facilities including repair and painting.

§ 980-59 Special zone restrictions.

The following are conditions where special restrictions shall apply to the uses allowed in the VB-1 Zone:
Dwelling units shall be prohibited in the VB-1 Zone.
Automotive service facilities including repair and painting shall be permitted only by special permit.

§ 980-60 Development regulations.

Minimum lot requirements.
Minimum lot area in square feet: 10,000.
Minimum lot width in feet: 80.
Minimum yard requirements.
Minimum front yard in feet: 35.
Adjacent to residential zone: 35.
Minimum side yard per side in feet: none.
Adjacent to residential zone: 20.
Minimum rear yard in feet: 20.
Adjacent to residential zone: 20.
Maximum height in feet: 45.
Adjacent to residential zone: 35.
Maximum coverage: none.
Adjacent to residential zone: 0.35.
Maximum floor area ratio: none.
Adjacent to residential zone: 0.40.
