CHAPTER 6

COMMERCIAL ZONES

5-6-1: C1 COMMERCIAL ZONE:

   A.   Definition: C1 commercial zone shall include tracts devoted to small clusters of retail and personal service shops near residential zones, but not including tracts devoted to manufacturing or wholesaling and shall be designated as C1 zones.
   B.   Permitted Uses: The following uses shall be permitted in all C1 zones:
Auditoriums and assembly halls.
Automobile parking areas.
Banks and savings institutions.
Bed and breakfasts.
Convenience stores/gas stations.
Drive-in establishments.
Medical and dental offices.
Motels and hotels.
Personal service shops.
Places serving food or beverages.
Professional offices.
Radio and appliance repair shops.
Restricted retail businesses not of an industrial manufacturing nature.
Studios.
Undertaking establishments.
Other uses deemed similar to the uses above may be considered.
   C.   Special Uses: The commission may, after notice and public hearing, recommend to the board, and the board may permit the following uses. The board shall have the authority to impose such conditions and safeguards as it deems necessary to protect the best interests of the surrounding property or neighborhood from damage, hazard, nuisance or other detriment:
Dormitories, sorority and fraternity houses.
Emergency services.
Hospitals, rest homes, convalescent homes and nursing homes.
Mobile/manufactured home parks.
Recreational vehicle park.
Residential dwellings, especially in combination with a mixed use of a site.
Other uses deemed similar to the uses above may be considered under a special use application. (Ord. 51, 9-2-2003)

5-6-2: C2 COMMERCIAL ZONE:

   A.   Definition: C2 commercial zone shall include tracts devoted to various business and office uses and shall be designated as C2 zones.
   B.   Permitted Uses: The following uses shall be permitted in all C2 zones:
All uses permitted in C1 zones.
Amusement or recreation centers.
Automobile repair shops.
Bakeries.
Bottling works.
Builder supply yards, lumberyards.
Cabinet and carpenter shops.
Cleaning and dyeing establishments.
Commercial or wholesale businesses not of an industrial or manufacturing nature.
Dairy processing and distribution plants.
Frozen food locker plants.
Gasoline service stations.
Handicraft products manufacturing centers.
Ice and cold storage plants.
Laundries.
Plumbing shops.
Printing shops and publishing houses.
Restricted retail business not of a commercial, industrial or manufacturing nature.
Roofing shops.
Storage warehouses, storage facilities for oil, gasoline and petroleum products, but not including bulk plants and storage areas.
Theaters.
Upholstery shops.
Used car lots and used machinery lots.
Other uses deemed similar to the uses above may be considered.
   C.   Special Uses: The commission may, after notice and public hearing, recommend to the board, and the board may permit the following uses. The board shall have the authority to impose such conditions and safeguards as it deems necessary to protect the best interests of the surrounding property or neighborhood from damage, hazard, nuisance or other detriment:
All special uses allowed in a C1 zone, except for those uses enumerated in section 5-7-3 of this title.
Prisons, correctional facilities, detention centers or facilities, secure facilities and facilities of like nature.
Other uses deemed similar to the uses above may be considered under a special use application. (Ord. 51, 9-2-2003)
