ARTICLE III

DISTRICTS

Sec. 111-53.- Established classifications.

The city is hereby divided into 15 classes of use districts, such districts being of the shapes and areas deemed best suited to carry out the purpose and intent of this chapter, and are named as follows:

(1)

Residential districts. The following districts shall be classified as residential districts:

RESIDENTIAL DISTRICTS

"R-8" Single-family residential district—8,000-square-foot lot size
"R-7" Single-family residential district—7,200-square-foot lot size
"R-6" Single-family residential district—6,000-square-foot lot size
"R-5" Single-family residential district—5,000-square-foot lot size
"R-C" Single-family residential district—cluster
"R-D" Residential district—duplex
"MF-16" Multifamily residential district—16 DU/A
"MF-24" Multifamily residential district—24 DU/A
"MF-24-A" Multifamily residential district—high density
"MH" Mobile home park district
"RV" Recreational vehicle district

 

(2)

Commercial districts. The following districts shall be classified as commercial districts:

COMMERCIAL DISTRICTS

"C-O" Office commercial district
"C-N" Neighborhood commercial district
"C-C" Commercial corridor district

 

(3)

Industrial districts. The following districts shall be classified as industrial districts:

INDUSTRIAL DISTRICTS

"I-L" Light industrial and warehousing district
"I-H" Medium and heavy industrial district

 

(4)

Planned multiuse development districts. The "PD" planned development district shall be classified as a planned multiuse development district.

Sec. 111-54. - Zoning map; district boundaries.

(a)

Official zoning map. The boundaries of the districts are as shown on the official zoning district map, which is hereby adopted and made a part of this chapter. It shall be the duty of the city manager or his authorized representative to keep the map current by marking or otherwise indicating on it the changes of the district boundaries and of uses as a result of amendments to this chapter.

(b)

Questions regarding boundaries. Where uncertainty arises with regard to the boundaries of districts as shown on the map, the following rules shall apply:

(1)

Boundaries indicated as approximately following the centerlines of streets, highways, alleys, railroads, streams, or property lines shall be construed as following such centerlines.

(2)

Boundaries indicated as approximately following city limit lines shall be construed as following such lines.

(3)

Boundaries indicated as parallel to or extensions of features indicated in subsections (b)(1) and (2) of this section shall be so construed. Distances not specifically indicated on the map shall be determined by the scaling on the map.

(4)

Where physical or cultural features existing on the ground are at variance with those shown on the map or in other circumstances not covered by this chapter, the city council shall interpret the district boundaries.
