§ 156.020 OFFICIAL ZONING MAP.

   (A)   The town is hereby divided into zones, or districts, as listed in this chapter and shown on the Official Zoning Map of the town which is hereby adopted by reference and declared to be a part of this chapter. The Official Zoning Map shall be on file with the Town Clerk-Treasurer.
   (B)   No changes of any nature shall be made on the Zoning Map except in conformance with the provisions of this chapter and I.C. 36-7-4-100 et seq.

§ 156.021 ZONING DISTRICTS.

   For the purposes of this chapter, the town is hereby divided into the following districts:
   (A)   FP: floodplain;
   (B)   AG: agricultural;
   (C)   AG-B: agricultural business;
   (D)   R-1: low density residential;
   (E)   R-2: medium density residential;
   (F)   R-3: high density residential;
   (G)   R-4: residential;
   (H)   MF: multi-family residential;
   (I)   PD: planned development;
   (J)   C-1: neighborhood commercial;
   (K)   C-2: office commercial;
   (L)   C-3: general commercial; and
   (M)   M-1: light manufacturing.

§ 156.022 DISTRICT BOUNDARIES.

   District boundaries on the Zoning Map shall meet the following standards.
   (A)   Zoning district boundaries are intended to follow lot lines, or be parallel or perpendicular thereto, follow fractional section lines or town corporation lines, or follow along the centerlines of alleys, street rights-of-way, railroad rights-of-way, or watercourses, unless the boundary lines are fixed by dimensions shown on the Zoning Map.
   (B)   Where zoning district boundary lines are so indicated that they approximately follow lot lines, the lot lines shall be construed to be those boundary lines.
   (C)   Where a zoning district boundary line divides a lot, the location of that zoning district boundary line, unless indicated by dimensions shown on the Official Zoning Map, shall be determined by the use of the map scale shown thereon.
   (D)   Where, due to lack of scale, lack of detail, illegibility of the Official Zoning Map, or any other reason not herein covered, there is any uncertainty, contradiction, or conflict as to the intended location of any zoning district boundary as shown thereon, the Plan Commission shall make a written interpretation of the map. Any person aggrieved by the written interpretation may appeal the interpretation of the Plan Commission to the Board of Zoning Appeals according to the standard procedures set forth in this chapter.

§ 156.023 ANNEXED TERRITORY; DISTRICT CLASSIFICATION.

   All territory which may be hereinafter annexed to the town shall automatically, upon annexation, acquire the classification of AG.
