R-1 RESIDENTIAL

DISTRICT

§ 154.035 PERMITTED USES.

   No building or use shall hereafter be established or enlarged within the R-1 Residential District, except a building or use devoted to one of the following purposes:
   (A)   Single-family dwellings.
   (B)   Agriculture as defined in § 154.003.
   (C)   Churches and temples, provided that no steeple shall be more than 75 feet in height.
   (D)   Elementary schools and high schools.
   (E)   Parks and forest preserves operated not-for-profit.
   (F)   Accessory buildings or uses incidental to the foregoing principal uses, including private garages, guest houses, tool houses, private greenhouses, private dog kennels housing not more than 3 dogs, and quarters for persons employed in connection with the residential use of the premises.

§ 154.037 LOT SIZE REQUIREMENTS.

   (A)   The minimum lot area shall be 40,000 square feet.
   (B)   The minimum lot width shall be 130 feet.
   (C)   The minimum lot depth shall be 127 feet.

§ 154.038 BUILDING BULK REGULATIONS.

   (A)   The maximum building height shall be 35 feet, provided that a building or structure may exceed this maximum if it is set back from each lot line an additional 2 feet for each 1 foot by which it exceeds 35 feet in height.
   (B)   Yard and setback requirements shall be as follows:
      (1)   A front yard of not less than 35 feet.
      (2)   A side yard on each side of the lot of not less than 8 feet and a combined total of both side yards that is not less than 18 feet. On a corner lot the side yard adjacent to the street shall be not less than 15 feet wide.
      (3)   A rear yard of not less than 20 feet or not less than 20% of the lot depth, whichever is less.
      (4)   Any building or structure located on a lot that fronts on a major or a secondary street, as defined in § 154.003, shall be set back from the center line of such street as follows:
         (a)   On major streets: 85 feet.
         (b)   On secondary streets: 75 feet.
   (C)   The lot coverage shall not exceed 30% of the area of the lot.
