B-5 Planned Community Shopping Center | The purpose of the Planned Community Shopping Center Zone is to provide a shopping center area primarily serving the residents of the Township of Wyckoff and developed and built in accordance with a plan affording adequate protection for adjoining residential areas and meeting certain requirements and specifications for shopping centers. Particular uses in the B-5 Zone shall be subject to review by the Planning Board and Township Committee to determine that these are primarily directed toward serving the residents of the Township of Wyckoff as distinguished from other communities in the region and are thus not such uses as would comprise a regional shopping center. | |
L-1 Light Industry | The L-1 Zone is intended to provide for industrial facilities on three-acre and larger sites in accordance with site plan standards provided for in the Land Subdivision and Site Plan Review Ordinance[1] and in keeping with the predominantly residential character of development in the community. | |

It is further designed to address a portion of the Township's affordable housing obligation as established by the Council on Affordable Housing. Particular commercial uses in the B-5/SDAH-2 Zone shall be subject to review by the Planning Board to determine that these are primarily directed toward serving the residents of the Township of Wyckoff and adjoining municipalities as distinguished from other communities in the region and are thus not such uses as would comprise a regional shopping center. | |
