The minimum lot and yard requirements, maximum building heights, minimum habitable floor area per family and maximum lot coverage in each zone shall be as specified in the Schedule of Dimensional Requirements attached hereto and made a part hereof as if set forth at length, except where the special dimensional requirements set forth in §
186-19 are applicable. No building or structure hereafter erected shall exceed the height, be located on a lot of less width and area or have a smaller yard than is specified for the zone in which such building is located or otherwise not conform to the Schedule of Dimensions Requirements or to §
186-19, as the case may be. A deck, as defined in §
186-6, may be treated as an accessory building under applicable lot coverage provisions of the Schedule of Dimensional Requirements. All decks, however, shall be subject to the principal building minimum yard requirements of the schedule. If a deck is treated as an accessory, the upward expansion, alteration or improvement is prohibited, unless a variance is granted by the Board having appropriate jurisdiction. The general dimensional requirements for the B-1A Zone shall be as set forth in §
186-20. The general dimensional requirements for the B-3 Zone shall be as set forth in §
186-21. Anything in the Schedule of Dimensional Requirements notwithstanding, in the B-1 Zone, buildings shall not be less than 55 feet from the center of the road, i.e., buildings in the B-1 Zone shall be set back at least 55 feet from the center line of the road. Anything in the Schedule of Dimensional Requirements notwithstanding, in all zones, narrow or unduly elongated lots or other irregular-shaped lots lacking symmetry, even shape or formal arrangement, lacking uniformity or not conforming to the prevalent pattern of development are prohibited.
