CHAPTER 1175

Yard Projections in R-Districts

1175.01 PROJECTION OF ARCHITECTURAL FEATURES.

   Certain architectural features may project into required yards as follows:
   (a)   Front and Side Yards. Into any required front yard or required side yard adjoining a side street lot line.
      (1)   Cornices, canopies, eaves or other architectural features, may project a distance not exceeding two feet, 6 inches.
      (2)   Fire escapes may project a distance not exceeding 4 feet, 6 inches.
      (3)   An uncovered stair and necessary landings may project a distance not to exceed 6 feet, provided such stair and landing shall not exceed above the entrance floor of the building except for a railing not exceeding 3 feet in height.
      (4)   Bay windows, balconies, uncovered porches or decks and chimneys may project a distance not exceeding three feet, provided that such features do not occupy, in the aggregate, more than one-third of the length of the building wall on which they are located.
   (b)   Interior Side Yards. Subject to the limitations in Section 1175.02 , the above named features may project into any required side yard adjoining an interior side lot line, a distance not to exceed 3 feet in any case.
   (c)   Rear Yards: Subject to the limitation in Section 1175.02 , the features named therein may project into any required rear yards the same distances they are permitted to project into a front yard.

1175.02 FENCES, WALLS.

   May be located in required yards as follows:
   (a)   Under Four Feet. If not exceeding at any point four feet in height above the elevation of the surface of the ground at such point, they may be located in any yard.
   (b)   Four to Six Feet. If not exceeding at any point six (6) feet in height above the elevation of the surface of the ground at such point, they may be located in any required rear yard or side yard. On a corner lot abutting in the rear, the side lot line of another lot in an R-district, no such fence or wall within 25 feet if the common lot line shall be closer to the side street lot line than the least depth if the front yard required on such other not fronting the side street.
   (c)   Barbed Wire Fences: Or fences or walls having wire or metal prongs or spikes or cutting points or edges of any kind whatsoever shall be prohibited in all Residential Districts and shall only be allowed in Commercial, Industrial and Educational Districts upon approval of the Board of Zoning Appeals.
   (d)   All fence configurations exceeding Residential District requirements, in Commercial, Industrial and Educational shall be allowed only upon approval of Ada Board of Zoning Appeals.
