Any use permitted in the AA Residence Zone.

Customary home occupations, such as millinery, dressmaking or hairdressing, provided that there is no display of goods visible from the street, and provided that such occupation shall be carried on by a person only within a dwelling or apartment used by him or her as his or her private residence, and provided that such occupation does not occupy more than 1/2 of the first floor area.

Lodging for roomers and boarders not exceeding two in number.

Accessory uses customarily incident to the above uses; the term "accessory use," however, not including a business or any building or use not located on the same lot with the building to which it is accessory.

Height. No building or structure shall exceed a maximum of 2 1/2 stories or 35 feet in height, whichever is the lesser. The provisions of this section shall not apply to lighting of athletic field areas regulated by § 270-32.1.

Front yard. There shall be a front yard of not less than 35 feet, except that where the existing buildings on the same side of the street and within 500 feet form an established setback, new buildings shall conform to such established line, provided that no new building may project closer than 25 feet to the front property line nor need be set back more than 45 feet from said property line.

Side yard. There shall be two side yards, and no side yard shall be less than 15 feet.

Rear yard. There shall be a rear yard of at least 50 feet.

Minimum lot area.

Minimum lot width. A lot used or intended to be used for residential purposes shall have an average width of 115 feet within 175 feet of the street lot line. The shortest distance between side lot lines shall not be less than 90 feet therefrom, measured along a line parallel with the street lot line and 35 feet therefrom, and not less than 80 feet within 175 feet of the street lot line, except that any lot so situated that its side lot line would meet at an angle of 70° or more, if extended in the direction of the street, may have a minimum distance between side lot lines at the street lot line which is not less than 70 feet.[2]
