ARTICLE 4

- ESTABLISHMENT OF DISTRICTS

4-1.- DIVISION OF AREA INTO DISTRICTS.

For the purposes of this Ordinance, the area described in Article 2 hereof is divided into eight (8) districts as follows:

District Description
R-1 Residential, Single-Family
R-1A Manufactured Home District
R-2 Residential, General
R-3 Residential, Multi-Family
C-1 Commercial, General
C-2 Commercial, Office and Institutional
I-1 Industrial
PDD Planned Development District

 

4-2. - ZONING MAP AND DISTRICT BOUNDARIES.

The boundaries of the districts listed in Section 4-1 are hereby established as shown on the map entitled "Zoning Map of the Town of Batesburg-Leesville, South Carolina," dated as of the effective date of this Ordinance or any subsequent major amendments thereto. The Zoning Map described above is made a part of this Ordinance. An official copy of the Zoning Map shall be kept on file in the Office of the Zoning Administrator.

4-3. - RULES FOR DETERMINING BOUNDARIES.

4-3.1.

Where reasonable uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the Zoning Map, the Zoning Administrator shall decide the location of said boundaries, and in so doing shall be guided by the following rules:

4-3.2.

Where district boundaries are indicated as approximately following the center lines of streams, railroads, streets or highways, or street, highway or railroad right-of-way lines, then such center lines or right-of-way line shall be construed to be such boundaries.

4-3.3.

Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.

4-3.4.

Where district boundaries are so indicated that they are approximately parallel to the center lines of streets, highways or railroads, or rights-of-way of same, such district boundaries shall be construed as being parallel thereto and such district therefrom as indicated on the Zoning Map. If no distance is given, such dimension shall be determined by the use of the scale shown on said Zoning Map.

4-3.5.

Where a district boundary line as appearing on the Zoning Map divides a lot in single ownership at the time of this enactment, the district requirements for the least restricted portion of such lot shall be deemed to apply to the whole thereof, provided that such extensions shall not include any part of such a lot more than one hundred (100) feet beyond the district boundary line.

4-3.6.

The word "contiguous" as applied to lots or districts shall be interpreted to mean sharing a common boundary of ten (10) feet or more.
