PARKING AND LOADING REQUIREMENTS
§ 27-801 Procedure.

An application for a zoning permit for a new or enlarged building, structure, or use, shall include therewith a plot plan drawn to scale and fully dimensioned, showing off-street parking and loading facilities to be provided in compliance with the requirements of ordinance.
§ 27-801.1 Extent of Control.

At the time of the erection of any main building or structure, or when any such building or structure is enlarged or increased in capacity, or when any private or public facility use permitted under this chapter is established, permanent off-street parking and loading spaces shall be provided as specified herein.

Required parking spaces shall be located on the same lot as the use for which it is provided. An adjacent lot that is guaranteed for the use of off-street during the life of the use for which the parking is provided may be permitted provided that guarantees in legal form are acceptable to the Township Supervisors on the advice of the Township Solicitor.
3.
No required off-street parking area, space or lot shall be located within a public right-of-way unless specifically authorized and approved by the Board of Township Supervisors.
§ 27-801.2 Schedule of Requirements for Off-Street Loading.

In any district, in connection with a building, or building group or part thereof, that is to be occupied by commercial, public, industrial or other uses that rely on delivery or distribution of materials or merchandise, of off-street loading, via tractor trailers that are 45 feet or more in length a loading berth shall be required.
§ 27-801.3 Standards for Off-Street Parking and Loading Areas.

General Standards.
A.
In no case shall the public right-of-way be used for loading or unloading of material or for meeting a required parking facility.
B.
Loading and unloading facilities and parking lots shall be designed so that vehicles are not required to back onto the street right-of-way.
C.
Nonresidential parking areas, parking accessways, driveways and loading areas shall be sited at a minimum distance of 10 feet from all property lines. Where commercial or industrial land uses abut residential districts, no such vehicular areas shall be closer than 25 feet to an adjacent residential parcel.
D.
All lighting used to illuminate off-street loading and parking areas shall be designed so that light is reflected away from adjoining premises and public rights-of-way.
2.
Off-Street Parking Standards.
A.
A required off-street parking space for an individual full-size automobile shall be a minimum dimension of nine feet in width and 18 feet in depth.
B.
A required off-street parking space for an individual compact size automobile shall be a minimum dimension of eight feet in width and 16 feet in depth.
C.
Required parking space for parallel parking, for both full- and compact-size automobiles is eight feet by 22 feet.
D.
All off-street parking areas shall be graded for proper drainage. See Chapter 9, Grading and Excavating Ordinance of the Canton Township Code of Ordinances, (Ord. No. 6-2012, 7/12/12, § 1).
E.
Stalls shall be provided with bumper guards or wheel stops when necessary for safety or protection to adjacent structures or landscaped areas.
G.
All off-street parking areas requiring a capacity of 10 or more parking spaces shall be paved.
H.
The site design professional shall provide sufficient design data and details with the site plan submission for review by the Township.
I.
All areas designed for fewer than 10 vehicles shall be properly graded; have adequate stormwater controls installed; and may be surfaced with gravel or crushed stone. Provisions for dust control shall be implemented and the parking area shall be designed to provide orderly and safe parking, ingress and egress.
§ 27-801.4 Parking Spaces and Accessibility for Persons With Disabilities.

Parking spaces for persons with disabilities shall be provided in accordance with Americans with Disabilities Act.

2.
In addition to accessible parking spaces for all lots with one to 200 spaces require one van-accessible space and 201 to 500 accessible spaces require two van-accessible spaces.
