10 - F-1 AGRICULTURAL DISTRICT
The F-1 agricultural district has been established principally in recognition of the existing agricultural use of land within the village.

A.
The following uses are permitted within the F-1 district:
1.
Agricultural activity;
2.
Single-family dwellings;
3.
Public park or forest preserve;
4.
Public school, elementary and high, or private school having a curriculum equivalent to a public elementary or public high school and having no rooms regularly used for housing or sleeping purposes;
5.
Golf course, except miniature course and driving range operated for commercial purposes;
6.
Church;
7.
Roadside stand for the display or sale of agricultural products on the premises;
8.
Greenhouse or nursery;
9.
Home occupation, as an accessory use operated in accordance with the provisions of Section 16.18.020(A)(6).
B.
Special Uses. The following are special uses within the F-1 district:
1.
Extraction of sand or gravel;
2.
Public building erected by any governmental agency;
3.
Hospital, nursing home and educational, religious or philanthropic institution on a site of not less than five acres;
4.
Privately owned outdoor recreational facility, including riding stable, lake, swimming pool, tennis court and golf course on a site of not less than five acres.
5.
Village historic preservation status, defined in Chapter 16.04.

A.
Minimum Lot Size. The minimum lot size within the A-1 agricultural district shall be forty-three thousand five hundred sixty (43,560) square feet.
B.
Minimum Lot Width. The minimum lot width within the A-1 agricultural district shall be one hundred fifty (150) feet.

The maximum building height for all structures within the A-1 agricultural district shall be thirty-five (35) feet, two and one-half stories.

The following minimum yards shall be provided within the A-1 agricultural district:

Front yard: 50 feet;
B.
Side yards:20 feet;
C.
Rear yard: 50 feet.
