“A” A-1

AGRICULTURAL DISTRICT

§ 159.075 DISTRICT OUTLINE.

   The A Agricultural District encompasses areas that are presently undeveloped or sparsely developed and that, for various reasons, should remain so for the foreseeable future. Some tracts of land in this district are fertile and relatively level and best suited for agricultural pursuits. Other tracts in this district have such poor soils, steep slopes, inadequate natural drainage and/or other problems, or are simply so distant from existing developed areas that the provision and maintenance of roads, utilities and storm water drainage systems would be impractical or burdensomely expensive to the tax-paying public.

§ 159.076 ONE DWELLING ON ONE LOT.

   In the A District, only one dwelling shall be situated on any one lot.

§ 159.077 LOT AND BUILDING REQUIREMENTS.

   Every principal building erected in the A District shall conform to the following requirements.
Maximum building height (does not apply to accessory agricultural structures)
35 feet
Minimum lot area
3 acres
Minimum lot depth
200 feet
Minimum lot width at the established building line
150 feet
Minimum setbacks
   From either side lot line
10 feet
   From front lot line
50 feet
   From rear lot line
25 feet
   From side yard abutting street
50 feet
   Total for both side yard lines
25 feet

§ 159.078 PERMITTED USES.

   The following uses shall be permitted in the A (A-1) Agricultural District:
   (A)   Agriculture, including all uses commonly classified as such, provided the requirements hereof are met;
   (B)   Cemeteries;
   (C)   Government uses of the city;
   (D)   Nurseries, greenhouses, temporary produce stands;
   (E)   Single-family dwellings, conventionally constructed; and
   (F)   Accessory uses in accordance with § 159.034 of this chapter.

§ 159.079 SPECIAL USES.

   The following uses may be allowed by special use permit in accordance with §§ 159.355 through 159.359 of this chapter in the A (A-1) Agricultural District:
   (A)   Agricultural implement sales;
   (B)   Amusement facilities, such as go-cart tracks, miniature golf courses and the like;
   (C)   Animal hospitals;
   (D)   Churches and other places of formal worship;
   (E)   Clubs or lodges, private; but not those which have as their chief activity a service customarily carried on as a business;
   (F)   Golf courses, regulation size;
   (G)   Government uses other than those of the city;
   (H)   Home occupations;
   (I)   Institutions, such as convents, retreat houses, seminaries and the like;
   (J)   Kennels, commercial;
   (K)   Nursing homes, sanitariums; and
   (L)   Utility substations.
