“MR-1” TWO-FAMILY

RESIDENCE DISTRICT

§ 159.120 DISTRICT OUTLINE.

   The MR-1, Two-Family Residence, District encompasses areas suitable for both single-family dwellings and duplexes as well as related educational, religious and recreational facilities.

§ 159.121 SPECIAL RESTRICTIONS.

   In the MR-1 District, only one single-family or two-family dwelling may be situated on any one lot.

§ 159.122 LOT AND BUILDING REQUIREMENTS.

   Every principal building erected in the MR-1 District shall conform to the following requirements:
Maximum building height
35 feet
Maximum percent coverage per lot
30%
Minimum lot area
9,000 square feet, or 4,500 square feet per unit
Minimum lot depth
100 feet
Minimum lot width at the established building line
80 feet
Minimum off-street parking per dwelling unit
2 spaces
Minimum setbacks
   From abutting street
25 feet
   From either side lot line
5 feet
   From front lot line
25 feet
   From rear lot line
25 feet
   Total for both side lot lines
15 feet

§ 159.123 PERMITTED USES.

   The following uses shall be permitted in the MR-1, Two-Family Residential, District:
   (A)   Any use permitted in the SR-2 District under § 159.093 of this chapter; and
   (B)   Two-family dwellings.

§ 159.124 SPECIAL USES.

   The following uses may be allowed in the MR-1 District by special use permit in accordance with § 159.355 of this chapter:
   (A)   Churches and related religious facilities;
   (B)   Government uses other than those of the city;
   (C)   Home occupations, but only in conformity with the requirements of § 159.242 of this chapter;
   (D)   Nursing homes;
   (E)   Schools; and
   (F)   Utility substations.
