MOBILE HOUSING

DISTRICT

§ 159.150 DISTRICT OUTLINE.

   The MH-1, Mobile Housing, District is primarily intended to provide:
   (A)   Areas suitable for the placement of single wide or double wide mobile homes (immobilized) and manufactured housing (single section) immobilized on individual lots; and
   (B)   The establishment of mobile home (single wide)/mobile home (double wide)/manufactured housing (single section) parks.

§ 159.151 MOBILE HOME/MANUFACTURED HOUSING LOT OWNERSHIP.

   (A)   All mobile home/manufactured housing units outside an approved mobile home/manufactured housing park shall be located on property owned by the owner of the mobile home/manufactured housing unit.
   (B)   All units shall meet the Housing and Urban Development Federal (HUD) Code known as the “National Manufactured Home Construction and Safety Standards”. All units shall be no more than three years old when installed.

§ 159.152 LOT AND BUILDING REQUIREMENTS.

   (A)   Special lot and building requirements are applicable to mobile home parks. (See § 159.155 of this chapter.)

   (B)   All mobile home districts and/or mobile home parks shall have water and sewer service established on each lot. All existing roads and lighting shall be acceptable to the guidelines of the City Council. All lots shall be numbered and recorded as required by the city code.

§ 159.153 PERMITTED USES.

   The following uses shall be permitted in the MH-1, Mobile Housing, District:
 
   (A)   Any use permitted in the MR-1 District under § 159.123 of this chapter; and
   (B)   Mobile homes (immobilized) and manufactured housing (single section) immobilized, on individual lots; provided, said units conform to all applicable requirements of this code of ordinances.

§ 159.154 SPECIAL USES.

   The following special uses may be permitted in the MH-1 District by special use permit in accordance with § 159.355 of this chapter:
   (A)   Churches and related religious facilities;
   (B)   Convenience stores;
   (C)   Government uses other than those of the municipality;
   (D)   Home occupations, but only in conformity with the requirements of § 159.242 of this chapter;
   (E)   Mobile home parks in conformity with all applicable requirements of this section;
   (F)   Multiple-family dwellings;
   (G)   Nursing homes;
   (H)   Quick shops, as defined in this chapter;
   (I)   Schools; and
   (J)   Utility substations.

§ 159.155 MOBILE HOME PARKS.

   After the effective date of this chapter, no mobile home park shall be established, except in conformity with the requirements of this section.
   (A)   Minimum lot size; setback requirements.
      (1)   Minimum lot area. No mobile home park shall be located on a tract less than two acres in area.
      (2)   Minimum dimensions. No mobile home park shall be developed on any tract that is less than 250 feet in both width or depth.
      (3)   Minimum setbacks. No part of any mobile home or other structure in any mobile home park shall be situated closer than 25 feet to any boundary line of the park.
      (4)   Maximum height. No structure in any mobile home park shall be more than 35 feet in height.
   (B)   Spacing of mobile homes.
      (1)   Every mobile home space shall meet the following requirements:
         (a)   Minimum area: 6,000 square feet;
         (b)   Minimum width: 50 feet; and
         (c)   Minimum depth: 120 feet.
      (2)   Mobile homes within any park shall be placed so that no part of any mobile home is closer than:
         (a)   Ten feet to any park street;
         (b)   Twenty-five feet to any boundary line of the park; or
         (c)   Twenty feet to any part of any other mobile home or structure.
