“SR-1” SINGLE-FAMILY

RESIDENCE DISTRICT LARGE LOT

§ 159.090 DISTRICT OUTLINE.

   (A)   In the SR-1, Single-Family Residence, District, land is principally used for or is best suited for detached, single-family dwellings and related educational, religious and recreational facilities.
   (B)   The regulations for this district are intended to stabilize and preserve sound existing single-family neighborhoods, and to promote the development of subdivisions offering a range of new conventionally constructed single-family housing.
   (C)   Other types of residences (mobile home (single wide), mobile home (double wide), manufactured housing (single section), mobile home (immobilized), duplexes, apartments and the like) are strictly prohibited uses in this district.
   (D)   Manufactured housing (multiple section) is allowed; provided, it is installed on permanent perimeter foundation walls, secured per the state’s Mobile Home Tiedown Act, being 210 ILCS 120/1 et seq. and meets all lot size and setback specifications.

§ 159.091 SPECIAL RESTRICTIONS.

   (A)   One principal building per lot. In the SR-1 District, only one principal building shall be situated on any one lot.
   (B)   Mobile home (single wide), mobile home (double wide) and manufactured housing (single section).
      (1)   No mobile home (single wide), mobile home (double wide) or manufactured housing (single section) shall be brought into or placed anywhere in a SR-1 or SR-2 District, except to replace an existing mobile home (single wide), mobile home (double wide) or manufactured housing (single section) as hereinafter provided.
      (2)   Owners of mobile home (single wide), mobile home (double wide) and manufactured housing (single section) existing as of 10-1-1992 may replace such mobile home/manufactured housing with one manufactured within three calendar years of the date of application for replacement made to the city’s Zoning Administrator.
   (C)   Replacement.
      (1)   An existing mobile home (single wide) or manufactured housing (single section) may be replaced with:
         (a)   A manufactured housing (single section); or
         (b)   A manufactured housing (multiple section).
      (2)   In either case, the replacement shall meet the foundation requirements, the state’s Mobile Home Tiedown Act, being 210 ILCS 120/1 et seq., and minimum lot size and setback requirements for the district where it is located.
      (3)   An existing mobile home (double wide) and manufactured housing (multiple section) may be replaced with a manufactured housing (multiple section); provided, it is installed on permanent perimeter foundation walls and anchored/secured per the state’s Mobile Home Tiedown Act, being 210 ILCS 120/1 et seq. The replacement unit shall meet the minimum lot size and setback requirements of the District where it is located.

§ 159.092 LOT AND BUILDING REQUIREMENTS.

   Every principal building erected in the SR-1 District shall conform to the following requirements:

§ 159.093 PERMITTED USES.

   The following uses shall be permitted in the SR-1, Single-Family Residential, District:
   (A)   Government uses of the city;
   (B)   Manufactured or prefabricated dwellings (see § 159.006(B) of this chapter);
   (C)   Single-family dwellings, conventionally constructed; and
   (D)   Accessory uses in accordance with § 159.034 of this chapter.

§ 159.094 SPECIAL USES.

   The following special uses may be allowed by special use permit in accordance with § 159.355 of this chapter in the SR-1 District:
   (A)   Churches and related religious facilities;
   (B)   Government uses other than those of the city;
   (C)   Home occupations, but only in conformity with the requirements of § 159.242 of this chapter;
   (D)   Schools; and
   (E)   Utility substations.
