“SR-2” SINGLE-FAMILY

DISTRICT SMALL LOT

§ 159.105 DISTRICT OUTLINE.

   (A)   The SR-2, Single-Family Residence, District encompasses areas suitable for single-family dwellings as well as related educational, religious and recreational facilities.
   (B)   The regulations for this district are intended to stabilize and preserve sound existing single-family neighborhoods, and to promote the development of subdivisions offering a range of new conventionally constructed single-family housing.
   (C)   Other types of residences (mobile homes, modular homes, immobilized mobile homes, duplexes, apartments and the like) are strictly prohibited in this district.

§ 159.106 SPECIAL RESTRICTIONS.

   The provisions of § 159.091 of this chapter shall be controlling in this district.

§ 159.107 LOT AND BUILDING REQUIREMENTS.

   Every principal building erected in the SR-2 District shall conform to the following requirements:
Maximum building height
35 feet
Maximum percent coverage per lot
25%
Minimum lot area
6,000 square feet
Minimum lot depth
100 feet
Minimum lot width at the established building line
50 feet
Minimum off-street parking per dwelling unit
2 spaces
Minimum setbacks
   For both side yards
15 feet
   From abutting street
25 feet
   From either side lot line
5 feet
   From front lot line
25 feet
   From rear lot line
25 feet

§ 159.108 PERMITTED USES.

   Any use permitted in the SR-1 District under § 159.093 of this chapter shall be permitted in the SR-2, Single-Family Residential, District.

§ 159.109 SPECIAL USES.

   The following uses may be allowed in the SR-2 District by special use permit in accordance with § 159.355 of this chapter, to-wit:
   (A)   Churches and related religious facilities;
   (B)   Government uses other than those of the city;
   (C)   Home occupations, but only in conformity with the requirements of § 159.242 of this chapter;
   (D)   Schools; and
   (E)   Utility substations.
