XV HIGH DENSITY RESIDENTIAL DISTRICTS

DIVISION 20-XV-2 "R-16" DISTRICT

Sec 20-671 Intent

The intent of the "R-12" District is to provide for townhouses and multifamily residential structures at a maximum density of 12 dwelling units per acre.

Sec 20-672 Permitted Uses

The following uses are permitted in an "R-12" District:

  1. Townhouses and multifamily dwellings.
  2. Public and private parks and open space.
  3. Utility services.
  4. Antennas as regulated by article XXX of this chapter.
  5. Adult day care, subject to the requirements of section 20-966.
  6. Continuing care retirement facility, subject to the requirements of section 20-965. 
  7. Temporary real estate office and model home, subject to the requirements of section 20-963.

Sec 20-673 Permitted Accessory Uses

The following are permitted accessory uses in an "R-12" District:

  1. Garage.
  2. Storage building.
  3. Swimming pool.
  4. Tennis court.
  5. Signs.
  6. Home occupations.
  7. One dock.
  8. Accessory Solar Energy Systems (subject to the requirements of section 20-1093).

Sec 20-674 Conditional Uses

The following are conditional uses in an "R-12" District:

  1. Churches.
  2. Day care center.
  3. Group home serving from seven to 16 persons.
  4. Health services.
  5. Recreational beach lots.
  6. Reserved.
  7. Towers as regulated by article XXX of this chapter.

Sec 20-675 Lot Requirements And Setbacks

The following minimum requirements shall be observed in an "R-12" District subject to additional requirements, exceptions and modifications set forth in this chapter:

  1. The minimum lot area is 1,500 square feet.
    1. The minimum lot frontage is 25 feet. If located on a cul-de-sac, the lot frontage shall be measured at the front building setback line
    2. The minimum lot depth is 60 feet.
      1. The maximum lot coverage is 50 percent.
      2. The minimum principal structure setbacks are as follows:
        1. For front yards, 20 feet, measured from edge of public or private right of way.
        2. For rear yards, 10 feet.
        3. For side yards, 20 feet. Side yard setbacks shall not be applied to a common wall of multi-family dwelling units.
      3. The maximum height is as follows:
        1. For the principal structure, three stories/35 feet.
        2. For accessory structures, one story/15 feet.

      Sec 20-676 Interim Uses

      The following are interim uses in the "R-12" District:

      1. Reserved.
      2. Reserved.

      Sec 20-680 Intent

      The intent of the "R-16" District is to provide for multifamily residential structures at a maximum net density of 16 dwelling units per acre on land guided for high density residential uses by the city comprehensive plan.

      1. Multifamily dwellings.
      2. Public and private parks and open space.
      3. Utility services.
      4. Antennas as regulated by article XXX of this chapter.

      6. Continuing care retirement facility, subject to the requirements of section 20-965.

        3. For side yards, 50 feet.
      4. Parking setbacks shall be 25 feet from all property lines.
      5. The maximum height is as follows:
        1. For the principal structure, three stories/35 feet.
        2. For accessory structures, one story/15 feet.
