2.05.01. - C-1, Commercial

This district is intended to provide for development of retail and commercial businesses.

2.05.03. - C-3, Commercial

This district is intended to provide for development of retail and commercial businesses and serve as a district for Sexually Oriented Businesses, in accordance with federal and state law and the licensing regulations of the City.

2.05.04. - I, Industrial

This district is intended to provide for development for warehousing, wholesaling, and distribution activities, with limited manufacturing uses. It is the intent that this district include research and development laboratories as well as science and high technology firms. Other uses in this district include light and moderate manufacturing or assembly of products such as electronics, pharmaceuticals, medical supplies and small equipment.

Truck traffic and loading operations are expected to be characteristic of this district. This district should have efficient accessibility to major transportation routes via major thoroughfares or other means of transportation. Businesses and industries in this district are clean and free of hazardous or objectionable elements that are obnoxious or offensive by reason of odor, dust, smoke, gas, vibration, glare or noise.

Facilities in this district may require limited amounts of outside storage, which is to be located in the back yard and screened from view. This district should have a significant amount of land used for open space and landscaping to provide curb appeal along the streets. It is the intent of this district to reserve large tracts in this district exclusively for industrial activities.

11.

Manufacturing and Assembly within Buildings Only. All manufacturing and assembly shall be conducted inside of a building that conforms to all City ordinances. At any time, manufacturing and assembly shall not occur outside of a building.

2.05.05. - U-1, Utility

This district is intended to permit establishment of public or private utilities.

11.

Enclosures.

a.

General.

i.

All utility structures or improvements requiring property zoned U-1, Utility for its use shall be enclosed with a solid masonry screening wall at least six (6) feet in height and meeting the requirements of this section unless prohibited by state law.

ii.

For the purpose of determining distance from property lines for side yard, front yard, and rear yard limits, a wall shall not be considered as a structure.

b.

Gate. A masonry wall shall be equipped with at least one gate. Each gate shall meet the following specifications:

i.

The gate shall be not less than twelve (12) feet wide and be composed of two gate doors, each of which is not less than six (6) feet wide, or one sliding gate door not less than twelve (12) feet wide. If two gate doors are used, gates shall latch and lock in the center of the span.

ii.

The gate(s) shall be constructed of a solid material.

iii.

The gate shall be provided with a combination catch and locking attachment device for a padlock, and shall be kept locked except when being used for access to the site.

iv.

The operator of the site must provide the Fire Chief with a "Knox Padlock" or "Knox Box with a key" to access the operation site to be used only in case of an emergency.

c.

Materials. All walls (either site constructed or prefabricated) shall be of masonry and approved by the Director of Planning.

d.

Standards. All walls used to enclose in whole or in part any utility structure shall be constructed in accordance with standard engineering practices and shall meet the following specifications:

i.

The wall shall be of a design/color compatible with the facilities, buildings and structures on and adjacent to the site; and

ii.

The wall shall be at least six (6) feet in height and no greater than eight (8) in height.

e.

Locking Required. The operator of the site shall keep all gates to the operation site locked at all times that the operator or the operator's employees are not within the enclosure.

f.

Landscaping.

i.

Plantings Required. Landscaping shall be required along all street frontages of the utility structure site with screening shrubs (selected from the City of Corinth approved plant list) that complement the architectural character of the surrounding neighborhood.

ii.

Shrubs. Screening shrubs shall be installed completely around the utility structure and all required walls and be sufficient to screen from view the structures sought to be screened.

iii.

Size. Screening shrubs shall be a minimum of three (3) feet in height at planting, and have the potential to grow to a mature height of a minimum of six (6) feet. An applicant may elect to satisfy the planting requirements by proposing landscaping with xeriscape plantings and the City Council may consider this alternative.

iv.

Plan Required. All landscape plans shall be prepared by a landscape architect and submitted concurrently with the Application.

v.

Irrigation. The operator of the site shall install an irrigation system for the landscaping area if public utilities are within three hundred (300) feet of the perimeter of the operation site.

vi.

Maintenance. The operator of the site shall cause the vegetation to be maintained and kept in an attractive state and in living, good condition at all times.
