06 - ZONES AND BOUNDARIES

The districts into which the town is divided by this title shall be designated as follows:

The boundaries of the districts or zones established, including overlay districts, and the number, shape and areas thereof, are delineated upon the map entitled "Official Zoning Map of the town of Corte Madera," dated August, 1994, which map and all notations and information thereon are made a part of this title by this reference. The zoning map is on file in the planning department.
Where any uncertainty exists as to the boundary of a district as shown on the zoning map, the following regulations shall control:
(1)
Where a boundary line is indicated as following a street, it shall be construed as following the center line thereof, unless otherwise noted on the town's zoning map.
(2)
Where a boundary line follows or coincides approximately with a lot line or property ownership line, it shall be construed as following the lot line or property ownership line.
(3)
Where a boundary line is not indicated as following a street and does not follow or coincide approximately with a lot line or property ownership line, the boundary line shall be determined by scaled measurement of the zoning map.
(4)
Where further uncertainty exists, the zoning administrator, upon written application or on his or her own motion, shall determine the location of the boundary in question giving due consideration to the location indicated on the zoning map, the objectives of this title, and the purposes set forth in the district regulations.

Where adjoining unincorporated land has been prezoned in accord with the procedures prescribed in Chapter 18.36, Administration, the existing county zoning shall remain in effect until the area has been annexed to the town, at which time the district applied by the prezoning action shall become effective.
Where prezoning action has not been taken, all land or territory hereafter annexed to the town shall simultaneously with such action be classified in the R-1-A low-density residential district, and shall be so shown on the zoning map until such time as the property is rezoned to a district consistent with its use and with the general plan.
